Major Retail Tenant Signed for New Mixed-Use on Kirby Drive

Thor Equities site on Kirby Drive in Houston, where old buildings are being demolished to clear the way for a $125 million mixed-use project.

Thor Equities’ mixed-use project is being constructed on this site on Kirby Drive in Houston, where these old buildings have been demolished to clear the way for the $125 million project which will have office space, retail and 199 residential units for rent.

HOUSTON – A large entertainment and restaurant tenant has leased space in the Kirby Collection mixed-use project which is under construction on Kirby Drive, just north of Richmond Avenue in the Inner Loop of Houston

The tenant – Pinstripes – leased 33,830 SF in the  Kirby Collection. Pinstripes is a dining and entertainment venue will feature a variety of activities including bowling, bocce and outdoor fire pits, as well as a bistro serving Italian and American cuisine.  Pinstripes has additional locations in Illinois, Minnesota and Washington, DC, with new venues opening soon in Dallas and Nashville.

The $125 million Kirby Collection is being developed by Thor Equities, a New York development firm led by Joe Sitt.

“We are excited to complete our first long-term retail lease at Kirby Collection, which will be home to a variety of world-class restaurants, nightlife and shopping,” said Melissa Gliatta, COO of Thor Equities. “Pinstripes is a unique concept that brings an exciting new dining and entertainment experience to the Houston area.”

Located in the Upper Kirby District near the iconic River Oaks neighborhood, Kirby Collection is a 1 million-SF mixed use luxury project with two levels of retail space totaling 65,000 SF.  The development also features a 25-story, 385,000-SF residential tower with 199 apartments, and a 13-story, 210,000-SF Class A office building.

Kirby Collection is scheduled to open in the fourth quarter of 2017.  E.E. Reed Construction is the general contractor for Kirby Collection.  Richard Keating Architecture is the design architect, Dianna Wong Architecture + Design is the interior designer, and Houston-based Kirksey is the architect of record.  Walter P. Moore is the structural engineer.

The Kirby Collection, located on the west side of Kirby on a site bounded by Kirby Drive, Colquitt, West Main and Lake Street and catty-cornered from Little Pappasito’s Mexican Restaurant. At one time, the Settegast-Kopf funeral home was located on part of the Thor Equities  site.

In addition to Kirby Collection, Thor Equities owns The Shoppes at Cinco, a west Houston project anchored by a new 100,000-SF Lowe’s store.

A year ago Thor paid $41 million for a 100,000-SF development site in Miami’s artsy Wynwood area. The Wynwood District was one of the first areas in the U.S. to be identified in the summer of 2016 as a hotbed for the Zika Virus mosquitoes.
