Schiffer Hicks & Johnson, PLLC, a law firm specializing in energy, healthcare, construction, corporate and securities litigation and appellate cases, has signed a 10,875 SF lease at 700 Louisiana St. John Spafford with Madison Marquette/PMRG represented the landlord, Houston Pt BAC Office Ltd. Partnership. Jon Lee with CBRE in Houston represented the tenant.

NAI Partners recently arranged a 2,000 SF retail lease for IE Body & Foot Massageat Westheimer Marketplace Shopping Center, 12423 Westheimer Road at Dairy Ashford. NAI Partners’ Jason Gaines and Shaffer Braun represented the landlord in the transaction. The tenant operates a number of local massage and wellness businesses.

Birmingham Fastener and Supply has signed a new lease for 103,466 SF at 6535 Guhn Road. Graham Horton with CBRE Houston was the broker for the tenant. Jeff Cairns, also with CBRE Houston, was broker for the landlord, Forum Us Inc. Aspiring Dental Solutions, LLC, has signed a 4,040 SF lease at 2950 South Gessner. Doc Perrier and William McCarthy with Finial Group, which represented the landlord in the transaction, secured the lease. Finial Group manages and leases 2950 South Gessner.

Med-Data, Inc. has leased 50,717 SF at 25700 I-45 North in the town of Spring, Texas, for the relocation and merger of two offices. Lisa Hughes and Tim Maczko of J. Beard Co. were brokers for the landlord, Havenwood Land Developments LP.

Sunnova Energy Corp., a residential solar and battery storage service provider, has acquired a lease for 11,214 SF of office space at 20 Greenway Plaza for short-term expansion. The firm is currently leasing 52,452 RSF in the building. Chris Oliver of Cushman & Wakefield was broker for the tenant and Steve Rocher and Marilyn Guion with CBRE in Houston were brokers for the landlord, 20 Greenway Plaza LLC.

CBRE Capital Markets’ Debt & Structured Finance team has obtained $28.9 million in construction financing for the development of Abacus Alamo Ranch, a multifamily property of 320 market-rate units in San Antonio. The loan is funded through the U.S. Department of Housing and Urban Development’s Section 221(d) (4) new construction mortgage insurance program. Casey Knust of CBRE’s Austin office and Chad Ricks of CBRE’s Dallas office originated the loan through CBRE’s FHA lending platform on behalf of the sponsor and developer, Heiser Development Corporation.

Drilling Info, Inc. has obtained a 19,098 SF office lease at 10375 Richmond Ave. Drew Morris and Savills Studley were brokers for the tenant and Steve Rocher, Parker Duffie and Kristen Rabel with CBRE in Houston were brokers for the landlord, Millennium-Windfall Partners Ltd.

Silverado Hospice Houston, Inc. has leased 5,506 SF at 14550 Torrey Chase Boulevard for five years. Richard Maloof represented the landlord, Hartman Income REIT while Nelson S. Udstuen with CBRE represented the tenant.

Kimberly DeVos of Cypressbrook Co. represented the sellers, the Hughes family, in the sale of 6.63 acres located on Riley Fuzzel Road at Aldine Westfield, near Old Town Spring. The buyer, BHKS Ventures, LLC, was represented by Joe Mark Robinson with R Group Realtors, LLC.

On behalf of the partnership between Contrarian Capital Management and Cameron Management, JLL’s Capital Markets has secured $52.8 million to refinance the historic, 600,000 SF Esperson office building in downtown Houston. MetLife Investment Management provided the loan that replaces maturing debt on the building. Tom Melody, Paul House, John Ream and Connor Harrell led the JLL team on the transaction. Kevin Saxe and Alex Hayden with CBRE were brokers for the tenant.

Lee & Associates – Houston brokered the sale of a 46,250-square-foot industrial property at 1414 Sakowitz in Houston, Texas. Robert McGee, SIOR and Chase Cribbs of Lee & Associates – Houston represented the seller, SSR Holdings, LLC, and Brandon Wuntch of Lee & Associates – Houston represented the buyer, PDFE Vinyl, LLC.

Terry Allen Enterprises, Inc. sold its 20,000-SF industrial property at 18902 Intercontinental Crossing in Houston. Robert McGee, SIOR and Thomas Leger, SIOR of Lee & Associates – Houston represented the seller, and Ivan Arjona with REMAX The Woodlands & Spring represented the buyer, Oilfields Supply Center, Ltd.

Lee & Associates – Houston represented Foro Energy, Inc. in the lease renewal of a 20,000-SF industrial property at 5506 Clara Road in Houston. Thomas Leger of Lee & Associates – Houston represented the tenant, and the landlord was Clay Development, a firm led by Robert Clay.

Lee & Associates – Houston brokered the lease of a 12,000 SF industrial property at 4407 Halik Street in Pearland, Texas. Stephen Hazen, CCIM and Drew Aston represented the tenant, Quality Solutions Incorporated, and the landlord, Halik 35, LLC.
