 JLL has announced successful lease negotiations for Black Rock Coffee Bar’s first two Houston locations. The Portland-based coffee retailer’s Houston area storefronts will be in Katy and Westchase. The Katy site is a 2,188 SF end cap with drive thru which expected to open in early 2020 on the Grand Parkway, north of Highland Knolls. A 2,100 SF end cap with drive thru is expected to open early in 2020 at 2620 W. Sam Houston in Westchase. Matt Parsons and Mark Raines of JLL represented Black Rock Coffee Bar in each lease negotiation.

B.H. Properties has selected CBRE to lease and manage The Reserve at Park Ten at 15721 Park Row in Houston. The Class-A office building has 140,000 SF available for lease. Steve Rocher, Parker Duffie and Jackie Mendoza, with CBRE’s Houston, are exclusive leasing agents for marketing efforts. Constructed in 2009, the structure is an energy efficient, six-story office building with a structured garage and surface parking. B.H. Properties will complete renovations in 2020 under the direction of Kirksey Architects that will include a building lobby, tenant lounge updates and new tenant conference facility.

Central Houston, Inc. and the Downtown Redevelopment Authority have announced the creation of The Downtown Launch Pad, an innovation space open to entrepreneurs and startups around the world. The site will be located within the Cannon Tower at Amegy on Main and distributed across several floors of the Amegy Bank building at 1801 Main Street in Southern Downtown. The 17,000 SF Launch Pad will be anchored by MassChallenge and gener8tor, and will also include space for incubators, labs, creatives, co-working and corporate innovation. The space is expected to open in spring 2020.

Office furnishings specialists Culture Based Interiors Group has purchased a new showroom location, a 10,996 SF building at 2023 Denton Drive in Austin. The seller, 2023 Denton, LLC, was represented by Matt Rester of Asterra Properties. Zach Ellis of Colliers International represented the buyer. The new location allows CBI to be closer to its client base that’s acquiring office space in new developments in The Domain, located nearby.

CBRE has announced that Brandywine Realty Trust has enlisted its services to support the leasing and marketing of Class A+ office space at the new Broadmoor development in Austin. The Broadmoor campus is a 66-acre, mixed-used development consisting of three million SF of office, three million SF of multifamily, 400,000 SF of retail, 250,000 square feet of hotels, nine acres of green space and a new metro rail station.  CBRE’s Troy Holme, Katie Ekstrom and Casey Ford will be working with Brandywine Realty Trust.

CBRE announced that Inogen, a manufacturer of oxygen therapy technology and solutions, has leased 154,097 SF of industrial and office space at 600 Shiloh Road in Plano. The decision to consolidate Inogen’s existing Texas facilities under one roof was made to accommodate the company’s expected growth over the next 10 years. The company currently occupies two industrial buildings and one call center in Richardson. All North Texas employees will move into the new building in Plano. Baron Aldrine and Campbell Puckett with CBRE in Dallas and Dennis Hearst and Bryan Bazzi with CBRE in San Diego represented Inogen. John Hendricks with CBRE in Dallas represented the landlord, Trident Capital Group.

JLL has closed the sale of Towne Oaks, a 78-unit apartment community in the Richland Hills area of Waco, located on 4.61 acres at 4801 Sanger Ave. John Bollinger, CEO of 3CM Multifamily, is rebranding the property to Tribeca. JLL exclusively marketed the property for the owner, Towne Oaks Waco, LLC. The firm purchased the asset free and clear of existing debt.

The JLL team representing the buyer was led by Zar Haro and Moses Siller.

Marcus & Millichap has sold American Self Storage, a 49,588 net rentable SF storage facility in Harlingen, Texas. Dave Knobler, in Marcus & Millichap’s Houston office and Charles “Chico” LeClaire, from M&M’s Denver office, had the exclusive listing to market the property on behalf of the seller, a Houston-based partnership. Jon Danklefs in M&M’s San Antonio office represented the buyer. The facility sits on 6.49 acres, including nearly three acres for potential expansion. It has six single-story buildings and was built in 2004.

CBRE has sold 10.1 acres at State Highway 190 and Waterview Parkway in Richardson. This is the last remaining tract in the Granite 190 Center project developed by Granite Properties. Michael Mazaheri, MD, a Lasik surgeon in Dallas, purchased the property. Thurston Witt with CBRE in Dallas, brokered the sale.

Stream Realty Partners and Cabot Properties, Inc., announce that the new, 160,000 SF development in the Star Corporate Center(previously Frisco Park 25), a 216-acre, master-planned business park in Frisco, Texas, has achieved full occupancy. Cabot Properties broke ground in January of 2018 and within six months of completion, the building was fully leased to two national-credit tenants. Bob Hagewood, along with Stream’s Cannon Green and Steve Riordan, co-managed the development, leasing and management of the project.
