HOUSTON – CBRE has closed on a renewal of an office lease expansion totaling 19,742 sq. ft. to VAALCO Energy, Inc. at 4600 Post Oak Place, an 87,500 sq.-ft. office building in Houston’s Galleria area which is professionally managed by Unilev Management Corporation. Steve Rocher, Kristen Rabel and Louann Pereira of CBRE represented the property owner, Unilev Capital Corporation, in these transactions. Jon Silberman and Kelly Torian of NAI Houston represented the tenant.
DALLAS – The Cogent Group LLC has renewed 6,065 sf of office space in Danari Office Building I, 15150 Preston RD., Dallas. Sharon Friedberg and Melanie Hughes, senior vice presidents of Bradford Commercial Real Estate Services, negotiated the direct deal on behalf of the landlord.
HOUSTON – Meriplex renews 24,944 square feet at the 10111 Richmond Ave building, Houston, Texas. Derek F. Beck of Moody Rambin Interests represented the building owner, CRT Westchase. Joseph Peddie, David Guion and Kevin Saxe with Cushman & Wakefield of Texas represented the tenant in negotiations.
HOUSTON – TCG Interests, Ltd, dba The Care Group leased 4,077 square feet at the Westwood Plaza One, 9301 Southwest Fwy building, Houston, Texas. Lee Jeane of Moody Rambin Interests represented the building owner, Tomorrow 32 Westwood Plaza, LP. Randy Frnka with Great Southwest Realty Services represented the tenant in negotiations.

Houston – Houston-based Mahindra USA (MUSA) has leased 134,815 square feet of space at Satsuma Distribution Center, a 315,120 square-foot new industrial building located at 9020 Jackrabbit Road, in northwest Houston. MUSA, a wholly owned subsidiary of Mahindra & Mahindra Ltd., is the first tenant to enter into a lease agreement at the new Class A facility. The company began selling tractors in the USA in 1994 and since then has grown rapidly due to high customer satisfaction levels and strong customer referrals.
“We’re thrilled that Mahindra chose Satsuma Station to combine their operations in Houston as our lead tenant,” said David Toone, a Principal at Houston-based PinPoint Commercial, the property’s owner and developer. “This distribution facility offers them the visibility and outside storage that will create the appeal of a true, Class A corporate headquarters.”
Graham Horton and David Buescher of Stream Realty Partners represented MUSA in the negotiation of the lease transaction. CBRE represented PinPoint Commercial.
Located on 115 acres near the intersection of Highway 290 and FM 1960, Satsuma Station Industrial Park is one of three deed-restricted business parks in development by PinPoint Commercial in the greater Houston area, including Hobby Business Center in south Houston, and Port Central Industrial Park located near the Port of Houston.

HOUSTON – Community Bancorp, LLC, has signed a long-term lease at Williams Tower for 30,064 square feet. The bank holding company will move into the building in the fourth quarter of this year, occupying 23,090 square feet on level 38 (full floor) and 6,974 square feet of retail space in the building’s lobby.
CBC was represented in lease negotiations by Kevin Snodgrass and Scott Wegmann with Cushman & Wakefield of Texas. Allison Knight and Chrissy Wilson of Hines represented Hines REIT, the building owner.
The 1.5 million-square-foot, 64-story Williams Tower is located at 2800 Post Oak Boulevard. The tower is 88.4 percent leased.
Community Bancorp LLC is a bank holding company, is headquartered in Houston.

CB Richard Ellis has closed on six office deals totaling 146,987 SF at Sage Plaza, a 519,966 SF, 25-story, Class A office development located at 5151 San Felipe Street in Houston’s Galleria/Uptown area. Bonnie Kelley of CB Richard Ellis represented the landlord, a fund managed by BlackRock, in all five transactions, which include a 55,500 SF office lease to Columbia Gas Transmissions, LLC; a 41,132 SF lease to Science Applications; a 21,150 SF lease to OTC Global Holdings; a 20,841 SF office lease to Higginbotham Insurance Agency, Inc.; a 6,255 SF office lease to Black & Veatch Corporation; and a 2,109 SF lease to Global Ground Transport.
