Marcus & Millichap has announced the sale of 7555 Bellaire, a 43,631 SF retail property in Houston. Justin Miller and Davis Hansen from Marcus & Millichap’s Houston office had the exclusive listing to market the property on behalf of the seller, a Houston-based partnership.

Newmark Knight Frank has announced the sale of Hawthorne at the District, a 284-unit, 1980s-vintage multifamily community in Austin, near the East Riverside corridor. NKF’s Patton Jones represented the sellers, Hawthorne Residential Partners and Midway, in the sale to Wildhorn Capital, an Austin-based multifamily investment firm focused on value-add assets in Texas markets, for an undisclosed price. Also, Patrick Short of NKF’s Debt & Structured Finance group, facilitated financing of the transaction for Wildhorn Capital.

Cypressbrook Company announces the sale of Ariza Plum Creek Apartments, a 349-unit garden style, luxury apartment community in Kyle, Texas. Located on 13.7 acres, the property is located within the Plum Creek master planned community, just west of Interstate 35.   BSR Real Estate Investment Trust, a publicly traded REIT on the Toronto stock exchange, acquired the asset.

Impulse 4.0 has signed a lease for 125,646 SF of industrial space at 9581 Joe Rodriguez Drive in El Paso. The new industrial building built by Hanson Asset Management in 2019 was recently purchased by Equity Industrial Partners and Raith Capital Partners in a joint investment.  Impulse 4.0 provides end-to-end supply chain management services to manufacturers and suppliers in the USA, Mexico, Europe and China.  Arturo De la Mora and Andrés Sandoval with CBRE in El Paso represented the landlords. Adrian Slater with Commercial Border Partners worked on behalf of Impulse 4.0.

Lakeland West Capital 37, LLC, has sold a 19,759 SF office building on 2.26 acres at 3600 William D. Tate Ave., Grapevine, Texas, to 3600 WDT LLC. Erik Blais of Bradford Commercial Real Estate Services, represented the seller in the direct deal.

Hoar Construction has begun construction of a new facility for Uvalde Memorial Hospital in Uvalde, Texas.  The $90 million effort represents the sixth rural healthcare project for Hoar’s Texas Division. UMH was originally built in 1972, and even with additions and renovations, needs replacement. The new 170,000 SF hospital is now taking shape after site work began in late 2019. The new building will include 132,870 SF of institutional space, 31,872 SF of administrative space and an 11,500 SF central utility plant.
