2,800 Homes Planned at Baybrook

HOUSTON – (Realty News Report) – Brookfield Residential and CDC Houston have teamed up to create Midline, a 1,066-acre community near Baybrook Mall that will bring 2,800 single-family homes to the southeast Houston.

The companies unveiled plans to develop Midline on the last major parcel of open land that has been owned by CDC Houston’s parent company, New York-based Coventry Development Corp., since the 1960s. Located west of I-45 South, between El Dorado Boulevard and Grissom Road, Midline will open model homes and a welcome center in the first half of 2026.

“Since our ownership acquired the old Webster Ranch in the 1960s, of which Midline will be the last major piece to be developed, we have recognized the appeal and potential of the Baybrook trade area. We are very excited to partner with Brookfield, a company with a strong track record of community creation, to develop a high-quality planned community on the final piece of the original ranch land, bordered by a thriving Baybrook Mall to the north and Challenger Seven Memorial Park to the south,” said Warren W. Wilson, executive vice president of CDC Houston.

Located 20 miles from downtown, the Midline project will give Brookfield a second active community for homebuilding in the Houston region. Brookfield gained a foothold in Houston in 2021 with the acquisition of Newland, the developer of Elyson in the Katy area. Brookfield’s residential division develops communities, sells lots to builders and also builds homes.

“Infill opportunities like this come along once in a lifetime, and together with CDC Houston we are working with some of the greatest talents in land planning and development to create Midline as a first-class community that will be a tremendous addition to a very desirable area,” said Matthew McCafferty, senior vice president of operations for Brookfield Residential.

The initial section planned for 271 single-family homes will be situated north of FM 528 in the city of Houston extraterritorial jurisdiction, while the southern portion of Midline is in League City. The entire community will be part of Clear Creek ISD.

Homes in the first section will be built on lots from 40 to 70 feet wide and offer a variety of architectural styles. Builders and pricing will be announced this summer.

Phase one will include The Midline Club, a mid-century modern building with event space, a covered terrace, upstairs fitness center and community room with remote working options. The amenities will include a swimming pool, splash pad, playgrounds, event lawn and seating areas. Opening is planned in summer 2027.

Plans for Midline include three proposed community parks, each within one-third of a mile from houses, with amenities such as sports courts, pools, playgrounds and event lawns. The Line, a trail running the length of the community, will anchor a trail system that connects with clubs, parks and other amenities. Smaller neighborhood parks ranging from one to three acres will provide places for neighbors to connect within a quarter of a mile of each home. Midline will use native coastal prairie plants in the design for natural beauty and lower maintenance.

CDC Houston is the developer of City Place, a master-planned community anchored by Exxon Mobil north of Houston in Spring. The Webster ranch land, spanning both sides of I-45, has been developed over the decades with retail centers, apartments and medical office space.

CDC Houston recently partnered with Regency Centers of the H-E-B-anchored Baybrook East retail center. Regency Centers is also developing an H-E-B-anchored center called Jordan Ranch Market in Johnson Development’s Jordan Ranch community in Fulshear on the west side of Houston.
