DALLAS – Port Logistics Realty is developing Southport Logistics Park near the intersection of Fulghum Road and Interstate 45 in Dallas. The park will be located within the South Dallas submarket, a vibrant inland port. The master-planned, 531-acre industrial park is fully entitled to support 9 million square feet of new distribution and e-commerce fulfillment centers.
Phase I of the project will begin in the third quarter of 2014 and will include the development of two buildings totaling 1.5 million square feet, as well as infrastructure to support the entire park. Infrastructure improvements will include upgrading Fulghum Road to a heavy-haul, four-lane concrete roadway; installing Southport Parkway as a 2.5-mile, interior heavy-haul road; constructing a water tower to support a proprietary water system for the park; and installing all utilities and mass grading.
“In addition to its location near the Union Pacific Intermodal Terminal, Southport Logistics Park will benefit from pre-negotiated sales tax rebates and business personal property tax abatements. This combination is very difficult to duplicate,” said Kacy Jones of CBRE in Dallas. “We are seeing an increasing number of corporate and e-commerce users moving into the southern sector of Dallas, and this location is perfectly suited for these kinds of tenants due to its proximity to Union Pacific, FedEx and the highway network.”
