Large Cold Storage Facility Planned Near Airport

HOUSTON – (Realty News Report) – Ti Cold Development is developing a 304,000-SF cold storage facility in north Houston near the George Bush Intercontinental Airport.

During the e-commerce surge, demand for cold storage space has increased significantly as consumers buy meal preparation kits and groceries online. E-commerce expanded its market share during the coronavirus pandemic.

The new Ti Cold Development facility will be built in the East Hardy Commerce Park, which is located on the east side of the Hardy Toll Road near Airtex Drive. The business park is just west of IAH airport.

Upon completion, this facility will have over 42,000 pallet positions and a 55-foot-deep refrigerated dock. With storage space ranging from minus 10 degrees Fahrenheit  to 60 degrees Fahrenheit the property will have fully convertible refrigerated / frozen space.

This new project is iavailable to take advantage of both leasing and build-to-suit opportunities, said Ti Cold Development, based in Melbourne, Fla.

“We are developing this Houston location to serve the needs of a population that has grown exponentially over the past 10 years and will continue to grow over the next 10 years. To make the statement that the market demand has outpaced the current supply of state-of-the-art cold storage infrastructure would be an understatement to say the least. Our goal with this project is to help support the need by delivering a sustainable, scalable and customizable cold storage solution,” said Rob Adams, Principal at Ti.

Ti Cold Development is a division of Tippmann Innovation (‘Ti’). Ti has offices in Florida and Indiana.

Much of the logistics warehouse segment clusters near Houston’s Bush Airport. Earlier this year, High Street Logistics Properties purchased the Beltway North Commerce Center, a 352,680 SF facilityoccupied by Air General, an industry-leading national cargo handling company, and DB Schenker, a worldwide logistics company. The seller was Nuveen Real Estate.
