RNR Real Estate Briefs – HOU, DAL, AUS, SAT

HOUSTON –  (RNR) CBRE announced that two new tenants at the Underwood Port Logistics Center and Bayport North Logistics Center I.  A global e-commerce provider leased 402,648 SF at Underwood Port Logistics Center at 4600 Underwood Road in Deer Park. Also, Frederick Trucking  leased 102,863 SF of bulk distribution space at Bayport North Logistics Center I at 9701 New Decade Drive in Pasadena. The landlord, an affiliate of Triten Real Estate Partners, was represented by Joseph Smith, Patrick Rollins, Jason Dillee and Andrew Jewett of CBRE. Dedrik Phariswith CBRE’s Inland Empire, California office, represented the tenant at the Underwood Center and Chris Haro with NAIPartners  represented Frederick Trucking.


HOUSTON — 10631 Corporate Drive Realty, LLC, has purchased a Class A corporate office and food processing facility at 10631 Corporate Drive in Sugar Land. It consists of 153,000 SF of combined office, freezer-cooler warehouse and food processing space. Zane Carman and Clay Pritchett of NAI Partners represented the buyer, a nationwide food manufacturing company, while JLL’s Jarret Venghaus, David Buescher and Jordan Raney represented the seller, Midway Corporation Partners, LP.


HOUSTON —John Hornbuckle of Cypressbrook Company represented the tenant, ReoTemp Instrument Corp., in leasing 31,432 SF of office/warehouse space at 13770 Hollister Drive. Logan Greer with Insite Realty represented the landlord, EastGroup Properties, LP.


HOUSTON – Methodist Hospital lased 18,825-SF in Park 288 at 3710 Reed Road in Houston, bringing the business park to 100% occupancy. Jude Filippone of Transwestern represented the landlord. Coy Davidson  of  Colliers International represented Methodist.


HOUSTON – Houston-based medical practice, Texas Laparoscopic Consultants leased 9,130 SF at Museo Medical Office Building, which is currently being built at 5115 Fannin St. with completion slated in the fall of 2021. TLC, which has performed more than 9,000 weight loss procedures, was represented by its counsel, Nadim I. Cookand David L. Smithermanof Porter Powers, PLLC. Brandy Bellow Spinksand Nelson Udstuen, specializing in healthcare and life sciences, led efforts on behalf of CBRE  – representing Museo – in conjunction with attorney Nathan E. Grotefrom the law office of Gary E. Grote.


HOUSTON – ARK Petroleum Ventures Inc. has purchased the property at 2501 Braeswood Blvd. on 29,664 SF of land near the Texas Medical Center. ARK purchased the property from SUK Interests. The buyer will reopen a convenience store and gas station on the site.  David Gerber of Gerber Realty represented the seller and David Greenberg of Greenberg & Company represented the buyer.


HOUSTON – Torchy’s Tacos leased 3,951 SF at the Waterview Town Center at Grand Parkway (SH 99) and Grand Mission. The tenant’s broker was Jamie Weaver of Arena Realty. Matt McKinnerney and Lane Pleason were brokers for the landlord, Read King Commercial Real Estate.


CONROE – Archway Properties sold a 71,750 SF manufacturing facility in the 1,655-acre Conroe Park North in Montgomery County to LaserWeld Inc. for its second location in Greater Houston. Located on 10.5 acres at 3479 Pollok Drive in Conroe, the facility was completed in 2017. LaserWeld is a sheet and plate metal fabricating company. The key to the sale was the capability to expand the structure to 129,250 SF.


HOUSTON –  Yang Ming Marine Transport leased 34,510-SF  for its regional office at 3250 Briarpark Drive. JLL’s Don Foster represented the tenant. Transwestern’s Kristen Baker and David Baker represented the landlord


HOUSTON –Kimberly DeVos of Cypressbrook Company represented the tenant, WISE Dermatology, PLLC, in leasing 2,651 SF of medical office space at 13333 Doston. The landlord, Dotson MOB, was represented by Blake Virgilio of Colliers International.


HOUSTON – Edge Capital Markets brokered the sale of 3222 Hillcroft Ave. in Houston. Micha van Marcke and Chace Henke of Edge represented the seller. 3222 Hillcroft Ave. is a 17,150 SF medical office building with access to multiple highways.


HOUSTON – An Express Oil Change leased 34,527 SF in the Park Lakes Landing shopping center at Beltway 8 and Wilson Road. Greg Slusky of Sluco Realty was the tenant’s broker and Matt McKinnerney, and Lane Pleason were brokers for the landlord, Read King Commercial Real Estate.


NASSAU  BAY – Dickey’s Barbecue leased 2,520 SF in Nassau Bay Town Center at 1850 E. Nasa Parkway. Dickey’s has more than 500 restaurants nationwide. The tenant was represented by Eddie Lang of Quenby Commercial, LLC, and the landlord was represented by Wes Miller of Wulfe & Co.


HOUSTON — An undisclosed buyer purchased Bennington Street Business Park, a two-building warehouse portfolio totaling 33,000 SF at 301 Bennington St. in northeast Houston. The property, located on 1.26 acres, was built in 1979. Jim Autenreith and Stephen Ghedi of Moody Rambin’s Industrial and Investment division represented the seller, an undisclosed investor.


HOUSTON –  Patricia Chesser of Cypressbrook Co. represented the landlord, Woodmark Capital, in a lease at 1776 Woodstead Court.Luisa Watts of Coldwell Realtors United represented the tenant, HomesGo, LLC.


HOUSTON  –  NAI Partners’ Chris Caudill arranged a 4,650-SF renewal for Mustang Samplings at 3955 World Houston Pky. Dayne Wunderlich, with Insite Realty, represented the landlord, EastGroup Properties.

TEXAS – RNR Real Estate Briefs

FORT WORTH — Crow Holdings and James R. Harris Partners announced the sale of 389 acres in West Fort Worth, Texas. Chris Harden and Ryan Duffie of Cushman & Wakefield  represented Crow Holdings and James R. Harris Partners in the transaction, and LGI Homes acquired the land.


GAINESVILLE – The 315,000 SF, 42-acre Liberty Crossing mall at 4321 N. I-35 is being offered by Younger Partners’  John St. Clair as a redevelopment opportunity. The six-building property was originally developed as an outlet mall at I-35 and Liberty Way (FM 1202) in Gainesville.


FORT WORTH – Lee & Associates commercial real estate services has completed the $8,110,000 sale of a 92,450 SF distribution building leased to Federal Express. Constructed in 1998 as a build-to-suit for the tenant, the building sits on 10.4-acres at 5601 Mark IV Parkway in Fort Worth. It’s near Interstate 820 and Interstate 35W.


ARLINGTON, Texas – With a recently renovated lobby as incentive, Bradford Commercial Real Estate Services has wrapped up a leasing flurry in Arlington Downs Tower, signing one newcomer, two expansions and three renewals in a 30-day period. The fast-paced deal-making has locked down 17,537 SF for the long term in the 87,411-SF office tower at 2225 E. Randol Mill Road in the Arlington Entertainment District. Bradford’s Richmond Collinsworth and Erik Blais lease the project. Creator Age Inc., a technology development company leased 2,958 SF Sheryl Pickens of Pickens Ridnour, represented the tenant, formerly Spring St. Productions.


AUSTIN – A group led Ocean West Capital Partners acquired the 567-bed Moontower student housing project near the University of Texas.


IRVING – Cantor Fitzgerald Investors, along with an affiliate of CAF Management acquired the 444-unit Station at MacArthur apartments located in the Las Colinas submarket of Irving.
