New Skyscraper Signs Tenant: Patrinely’s Spec

DENVER – (Realty News Report) – The first tenant has leased space in a new 30-story office building developed in downtown Denver by a joint venture of Houston-based Patrinely Group and USAA Real Estate.

Sherman & Howard L.L.C., a Denver-based law firm, leased 60,000 SF and expects to move in later this year on levels 23 and 24 of the building.

Denver’s Largest Lease in a Year

This lease represents the largest new office lease signed in downtown Denver over the past 12 months. The developers constructed the tower on a speculative basis, without pre-leasing.

The building, called Block 162, is located at 675   15thStreet, between Welton and California Streets in downtown’s Central Business District.

“We are pleased to announce our first office lease in Block 162 with Sherman & Howard,” said Robert Fields, president and CEO of Patrinely Group. “We believe Block 162 represents the best new office building in Denver, with the most up-to-date design and Covid-19 responsive features. To attract tenants of the caliber of Sherman & Howard, we have created an amenity-rich environment with large, light-filled floor plates and tall ceiling heights, along with generous parking and sweeping Front Range mountain views.

Richard Schuham and Greg Bante of Savills represented Sherman & Howard. Todd Wheeler and Doug Wulf of Cushman & Wakefield, directed by Dennis Tarro of Patrinely Group, represented the landlord.

Designed by Gensler, the podium tower, has parking spaces located within three underground parking levels and a 10-floor above-grade podium garage. The general contractor is Swinerton.

The Denver-based law firm, with a team of about 230 lawyers and staff in the area, occupies a unique position – it is one the nation’s first anchor tenants to move into a brand-new office tower in the Covid era.

Patrinely Group is also developing the headquarters building for HP Enterprise in Houston and an office tower in downtown Salt Lake City.
