La Porte, Texas – (Realty News Report) – HistoryMaker Homes is developing a community with attainable housing in La Porte on the southeast side of Houston with new homes priced around $250,000 and up.
The community, called Artesia Village, features homes on 40-foot wide home sites. Some of the houses will be as small as 1,440 SF.
The community, which will have 82 homes at completion, is located along State Highway 146 just south of West Fairmont Parkway. Five of the seven designs — which range from 1,440 SF to more than 2,918 SF — are base-priced from below $300,000. Pricing and abundant nearby amenities are expected to drive demand, says Mickey Pizzitola, Division President for HistoryMaker Homes.
How does the builder reach such affordable price points, in a time when lumber and other building materials have skyrocketed?
“We’re able to keep our pricing low by being intentional about designing efficient exterior elevations so we don’t have to compromise on interior design and functionality. Our goal is to provide families with homes that live the way they do,” the builder said. “The additional ability to focus interior finish out on what’s most important to the buyer is another way buyers can ensure they are getting what they value while being mindful of their budget as well.”
Houston area home prices have been rising rapidly and inventory of existing homes for sale is very tight. Builders can’t build fast enough.
According to the Houston Association of Realtors, prices reached historic highs In February, with the single-family home average price rising 16.2 percent over the last year, to $349,963 and the median price increasing 12.6 percent to $275,900.
Mortgage rates have been rising slightly, although they remain very low in the long-term perspective. The 30-year fixed-rate mortgage rose above 3 percent for the first time in seven months. However, the uptick could inject urgency into the market as fence-sitters jump into the buying mode to make a purchase before rates increase more significantly.
“With the current market’s steady escalation of home prices, it is becoming increasingly difficult to find a home below $300,000,” Pizzitola said. “Our time-tested construction practices, purchasing power and providing our customers a host of options and upgrades that allows them to choose what they most desire in their home lets HistoryMaker Homes to deliver a high-quality home at an affordable price.”
The Artesia Village will accommodate 82 homes upon completion. This is HistoryMaker’s the second community in Houston where it serves as both developer and home builder.
Children attend Bayshore Elementary School, La Porte Junior High School and La Porte High School, all located within five miles of the community.
In addition to the 19-acre Artesia Village, HistoryMaker has developed Lakes at Mason Park in Katy. HistoryMaker is now actively building in 10 Houston-area communities, offering homes in every region, from Conroe to Manvel and from Katy to La Porte.
In Houston, designs by HistoryMaker Homes start in the $190,000s.
Based in Grapevine, Texas, the firm is one of the state’s largest homebuilders and launched more than 70 years ago. HistoryMaker Homes builds more than 1,000 homes annually across 36 Texas communities. It is ranked No. 57 on Builder magazine’s list of the top homebuilders in the nation.
The company’s new community in La Porte, which is near Galveston Bay, is located in a niche area where home building activity has been somewhat of a rarity in recent years.
“We have a value-driven product that is literally minutes from some of the most popular area destinations for outdoor entertainment,” Pizzitola said. “Sylvan Beach, Little Cedar Bayou Park and Bay Forest Golf Club are all minutes away.”
Major employers such as DuPont, NASA, Crown Central Petroleum and Boeing also are within an easy commute, he said.
