Hines Opens 40-Story Tower

DALLAS – (Realty News Report) – Houston-based Hines, announced the grand opening of The Victor, a 40-story apartment tower in the Victory Park/Uptown area.

The 344-unit  community is located adjacent to the American Airlines Center and W Dallas-Victory Hotel in an urban infill development not far from downtown Dallas..

Hines assembled a Texas-based design team for The Victor, including two Houston-based  firms– Munoz + Albin as design architect; and Mayfield and Ragni Studio (MaRS) as interior designer of common areas; along with TBG Partners, landscape architect.

“The tallest residential offering outside of Downtown Dallas, The Victor’s design was imagined as a contextual response to the surrounding district and the building’s direct view of Downtown,” said architect Jorge Munoz, principal of Munoz + Albin Architecture, design architect of The Victor.  “It resulted in an iconic vertical addition to the surrounding skyline.  The building activates the ground level with retail patios as well as art pieces both on the ground and building volume. The porte-cochere welcomes residents and visitors with a sculpted illuminated band eroded into the limestone volume that clearly marks the building entry, and an arcade surrounding three sides of the building is an inviting urban gesture connecting the interiors with the street.”

Up to $16,300 a Month

Construction began in the fourth quarter of 2018. The Victor welcomed its first residents in April 2021, and upper levels are now officially complete. The building offers residences from $1,970 to $16,300 per month.

With common space interiors by Mayfield and Ragni Studio (MaRS),a soothing color palette is accented by contemporary interiors, unique millwork and commissioned art installations by renowned sculptors and artists including Brendan Jamisonand Helen Amy Murray.

Living Among Art

“Living at The Victor is living among art,” said Erick Ragni, AIA LEED AP, Principal, MaRS. “Influenced by Dallas’ incredible museums and Design District, the building’s shared spaces are accented by feature art installations from designers around the world. The design team has choreographed the seamless integration of inside and outside amenities, views and materials, which ground the building in its urban setting. Art and culture remain powerful reasons people choose to live in cities, and The Victor aspires to become its own cultural center for residents to call home.”

Munoz + Albin also designed Hines’ 46-story Brava residential tower under construction in downtown Houston on the site of the old Houston Chronicle employee parking garage.

The Victor boasts single-level floor plans ranging from 539 to 2,695 SF, with 10-foot ceilings.

The building’s 18 penthouse residences, on levels 38 through 40 range in size from 1,595 to 2,696 SF, with up to three bedrooms.

“The Victor offers residents a walkable, urban lifestyle within a timeless and elegant living environment,” said Ben Brewer, Hines Senior Managing Director.

Klyde Warren Park

The development has 9,500 SF of curated street-level retail and restaurants onsite, programmed by retail real estate investment firm, Asana Partners.

Nearby outdoor recreational amenities include the 3.5-mile Katy Trail network, providing access to 125 acres of contiguous parkland, and the nearby 5.2-acre Klyde Warren Park.

Hines entered the Dallas/Fort Worth market in 1982 with the development of The Galleria, Dallas’ largest mixed-use complex. Since then, the firm has developed and managed Dallas properties including office, sports, retail/restaurant, hotel, industrial, student housing, medical offices, self-storage, multifamily, single family land development and senior housing. Hines Dallas/Fort Worth team has acquired or developed a number of other including Maple Terrace, The Stack Deep Ellum, Chase Tower, various residential developments in Las Colinas, One Victory Park and The Plaza at Legacy.
