Historic Downtown Building Sold

HOUSTON – (Realty News Report) – The historic Union Transfer and Storage Building, located on the northern edge of downtown Houston has been.

Listed on National Register of Historic Places.

Built in 1917, the property, 1113 Vine Street, is listed in the National Register of Historic Places.

The three-story, 99,000-SF office building was purchased by 1113 Vine Street Holdings, LLC, an affiliate of Stratiq Capital.

The building is near the Metro light rail line, White Oak Bayou and North Main Street.

“1113 Vine St. has a rich history and will serve as a long-term investment opportunity to the buyer,” said A. David Schwarz III of Transwestern Real Estate Services. “Located adjacent to the University of Houston-Downtown and nearby Interstates 10, 45 and 59, the asset is easily accessible from all cardinal directions in Harris County.”

Transwestern’s Schwarz and Carlos P. Bujosa represented the seller, Lee Roy Murray III, in the transaction. The buyer was represented by Rick Walker of the CXRE real estate firm.

The building, which sits on a 2.26-acre parcel of land, has an open floorplan with 33,000-SF floor plates. Current tenants include attorneys and fitness trainers to oil and gas and nonprofit organizations. The property’s basement also provides climate-controlled storage space.

The property is within walking distance of downtown Houston, The Theater District, Historic Market Square and the METRO Rail. Built in 1917, 1113 Vine St. offers an open floorplan with current tenants ranging from attorneys and fitness trainers to oil and gas and nonprofit organizations. The property’s 33,000-square-foot basement also provides climate-controlled storage space.

The Vine Street building is located in one of the oldest parts of Houston and a number of properties have been restored near the University of Houston-Downtown.

For example, NewForm Real Estate, an investment firm led by Dan Zimmerman, redeveloped two historic buildings at at the corner of Main and Commerce streets. The development includes the three-story Raphael Building, 110 Main Street, built in 1876; and the five-story Dorrance Building, 114 Main, built in 1903.
