Hillwood Building Valencia Community with 938 Homes

MANVEL, Texas – (Realty News Report) – Hillwood Communities, a Perot Company, has started construction of Valencia, a master planned community in Manvel, a suburb just south of Houston.

The new 440-acre master-planned community will include 938 single-family lots surrounded by several miles of trails and multiple lakes, 28 acres reserved for commercial space and 15 acres planned for a new elementary school.

The new development, which is just north of Highway 6, is the second Houston development for Hillwood Communities. The new Valencia is about two miles from Pomona, Hillwood’s first community in the Houston area.

“The area’s housing market is strong and gaining momentum, and we look forward to expanding our presence there even further,” said Fred Balda, president, Hillwood Communities.

Perry Homes, Coventry Homes and Pulte Homes will build the homes in Valencia residences.

Homesites range from 40- to 70-foot lots and will be priced from $300,000 to $600,000.

Municipal Utility District (MUD) Brazoria County #83 was created during the last Texas legislative session to finance public improvements in Valencia. In addition, developing Valencia has enabled plans for a new Manvel City Center to move forward.

“Hillwood Communities’ successful efforts in partnering with the city has allowed us to advance our work to provide much needed services and resources to support the growing resident population of our city,” said Debra Davison, mayor of Manvel. “We look forward to welcoming future Valencia residents to our city and to continuing our partnership with Hillwood Communities.”

Hillwood Communities has delivered more than 30,000 single-family lots in 90 master-planned communities across 13 states and Costa Rica.

Houston home building has been exceptionally strong for several years as low mortgage rates have driven the market. With the surge this year builders have experienced a tight supply of lots.

A number of new master planned communities have been started in the Houston area recently.

Last week, Johnson Development announced plans for Jubilee, a new project that will bring almost 5,000 new homes to  northwest Houston. Jubilee will be a 1,620-acre community in Hockley, just south of Highway 290 near the Grand Parkway.
