When the World’s Biggest Building Isn’t Big Enough

HOUSTON – (Realty News Report) – Daikin, a major manufacturer of HVAC systems, has leased 500,840 SF in Pagewood’s The Great 290 Distribution Center located in Northwest Houston near Highway 290 and Grand Parkway.

The Largest Tilt-Wall Building in the World

The new project is about four miles from Daikin’s 4 million SF manufacturing facility.

The Daikin facility, which was completed about seven years ago, is the largest tilt-wall project in the world, according to the Tilt-Up Concrete Association.

But sometimes, even the biggest industrial building in the universe is not big enough. Even when you have 94 acres under roof at build-out.

So Daikin (with assistance from CBRE) turned to a Houston developer for more space – a half-million square feet of a brand-new facility developed spec by Pagewood.

Japan-based Daikin has built and marketed air conditions and heaters under the brand names of Daikin, Goodman and Amana.

Nathan Wynne and Jason Dillee with CBRE represented Pagewood and Seth Koshak, Tyler Maner, and Heath Donica with Stream represented Daikin. Dalkin’s lease accounts for 100 percent of Great 290’s leasable square footage.

The Pagewood building sits on 41 acres of the 64 total acres.

A Johnny-on-the-spot Spec

“We are thrilled to lease our entire distribution center the same month we received our Certificate of Occupancy, and to help our tenant expand their logistics operations into a streamlined center,” said Mat Volz, Managing Principal of Pagewood.

Houston-based Pagewood was founded by Paul Coonrod, who formerly worked at Stream.

And Daikin, which chewed up 500 acres of cow pasture in Waller for its manufacturing facility, expands a bit more with the big Pagewood lease.
