HOUSTON – (Realty News Report) – Partners Real Estate, is moving its headquarters from the Four Oaks Place development in Uptown Houston to the 46-story San Felipe Plaza.
Partners has leased 32.286 SF in the building, located at the southeast corner of San Felipe and Augusta Drive.
The real estate firm, formerly known as NAI Partners, has been on fast growth track and is opening an office of June 1 in Atlanta to lead expansion into the Southeast. Partners already has offices in the major Texas Triangle markets.
“Partners has nearly doubled in size since we moved into Four Oaks Place almost five years ago. We have outgrown what was available to us in our current location, and we sought to identify a state-of-the-art space in our longtime home in the Galleria area that reflects our unwavering commitment to excellence,” said Travis Rodgers, Chief Operating Officer at Partners. “Expanding and relocating to San Felipe Plaza gives us the opportunity to upgrade our physical environment and invest in a vibrant workspace that inspires innovation and collaboration.”
Partners’ Dan Boyles and Griff Bandy, the Office Tenant Representation team, represented their company in the lease transaction.
Partners recently was selected by San Felipe Plaza owner Sovereign Partners to handle leasing efforts at the tower, 5847 San Felipe.
San Felipe Plaza was developed in the early 1980s by Houston multifamily magnate Harold Farb, who was well known in Houston’s elite social circles. When Farb completed the building in 1984 the Houston economy was slipping into a deep valley. Farb was transparent about his financial distress, telling 1980s-era news reporters he was losing $1 million a month on San Felipe Plaza, a sizable sum in the 1980s.
The San Felipe office tower was considered a top-quality tower when Farb unveiled to the market 40 years ago. Designed by noted Los Angeles-based architect Richard Keating while he was with Skidmore Owings & Merrill, the building overlooks the nearby Tanglewood neighborhood, with views extending to the downtown skyline.
Partners’ Vince Strake, Lesley Rice and Andy Parrish, will lead leasing initiatives at San Felipe Plaza, one of the highest profile Class A leasing assignments the company has tackled. Previously, Strake has been involved in leasing downtown skyscrapers as a landlord representative.
Partners’ current offices, subleased from BHP, cover the 19th floor and part of the 17th floor at 1360 Post Oak Blvd at Four Oaks Place. The sublease expires March of 2025.
Led by CEO Jon Silberman, Partners is listed as the third-largest commercial real estate firm in Houston. Partners handled over 900 commercial lease and sale arrangements in 2023.
