RNR Real Estate Briefs from Realty News Report — HUMBLE, Texas – Partners Real Estate  arranged the sale of an 11,475 SF industrial property on Wilson Road in Humble. Partners’ Darren O’Conor   represented the buyer, 304 Wilson, LLC. Wyatt Huff  and Hunter Stockard,  also with Partners, represented the seller, Chosen Properties, LLC.


TEXAS CITY, Texas – Colliers has facilitated the purchase of two sites totaling 81.2 acres near Willow Road in Texas City. The seller of half of the acreage was represented by Harrison Kane, James Kadlick, and Chris Hutcheson of Colliers. Colliers also represented CastleRock as the buyer on the purchase of the remaining land for the assemblage. . CastleRock Communities plans to develop a single family subdivision on the tracts.


BROOKSHIRE, Texas – Partners Real Estate  arranged a 47,736 SF industrial lease with Helix Energy Solutions Group at 3012 Venergy Drive in Brookshire. Partners’ Travis Land  and Braedon Emde  represented the landlord, Venergy Industrial Park I, LLC. Jon Farris,  formerly  with CBRE,  represented the tenant. Venergy Industrial Park will soon break ground on two spec manufacturing buildings which will measure 35,000 and 45,000 SF.


HOUSTON – Avison Young negotiated a long-term, 11,970-SF office lease on behalf of its client, UHY. The space is located at 1177 West Loop South, an 18-story, 341,947-sf, Class A office building. Avison Young Principals, Anthony Squillante and Dustin Devine, represented the tenant. The landlord, Hicks Ventures, was represented by Kelli Gault, and Doug Little, of Transwestern.


NEW CANEY, Texas — The Signorelli Company,  one of the largest privately held real estate developers in Texas, announced the opening of Citizens Bank and The Good Feet Store at its 240-acre Valley Ranch mixed-use development. Valley Ranch Town Center is a shopping district of 1.5 million SF at Highway 69 and the Grand Parkway in New Caney.


HOUSTON — Oxford Partners  represented Petra Flooring and Blinds, which leased 4,100 SF near the Gulf Freeway. Oxford’s D.J. Hale  and Rob Adams   represented the tenant. The landlord, First Houston Properties,  was represented by James Mashni  and Sam McGurk.


MONTGOMERY, Texas – Newcor represented Milstead PC Investments in acquiring a 22-acre tract at the southwest corner of McCaleb Road and Chapel Road. The acquisition was negotiated by Newcor’s, David Alexander and Josh Cheatham, on behalf of Ken Milstead of Milstead PC Investments. The seller, Charlsie Claywood, was represented by Grant Wisenbaker with Stream Realty.


HOUSTON – Dock Dock Go, LLC expanded by 17,325 SF at 5994 Griggs Road. William Carpenter and Meg Zschappel with Stream Realty Partners represented the landlord, ATCAP Partners.


HOUSTON – Bel Air Lighting, Inc. purchased 112,667 SF at 16622 Hafer Road. Jeremy Lumbreras and Garret Geaccone with Stream Realty Partners represented the seller, Alliance Industrial Company.


HOUSTON – Houston-based developers, McGrath Real Estate Partners, broke ground onPhase II of Riceland adding an additional 311 new home sites across an additional 138 acres and will include the Lakehouse Recreation Center and the development of Sweetgum Park. It has model homes by Chesmar Homes, David Weekley Homes, Highland Homes, and Perry Homes.


HOUSTON – Rotech Pumps USA, Inc. leased 14,000 SF at 4555 Brittmoore Road. Tyler Maner and William Carpenter with Stream Realty Partners represented the landlord, Outour Storage Investments.

TEXAS — RNR Real Estate Briefs from Realty News Report

RICHARDSON, Texas — Hartman Properties  has sold the Richardson Tech Center, a four-building, multi-tenant portfolio in the Dallas/Fort Worth area. Acquired by Hartman vREIT XXI, Inc. in March 2018 for $5,040,000, the property has now been sold for nearly double the initial purchase price. Al Hartman  is the founder and CEO of Hartman Properties.


RICHARDSON, Texas – Chesmar Homes, a Houston-based home builder that serves the Austin, Dallas, Houston and San Antonio areas, has leased 14,594 SF at Collins Crossing, a Class A office tower, to serve as the firm’s new regional office. The property, located at 1500 N. Greenville Avenue in Richardson, is owned by Goldenrod Companies, a commercial real estate company. This move is a significant milestone for Chesmar Homes as it expands in the Dallas market. Kent Smith of NAI Robert Lynn represented Chesmar Homes in the leasing.


AUSTIN – Life Time Fitness Club leased 57,000 SF in The Bouldin, a new mixed-use project on S. Lamar Boulevard.  The developer is Austin-based Seamless Capital,  a firm led by Joe Warnock,  CEO and founder. The project’s architectural team is STG Design OS. The general contractor is Rogers-O’Brien Construction Co. OHT Partners is building the multifamily, which will be leased by Greystar. Endeavor leases office and retail space.


IRVING, Texas — Southwest Networks Inc. has leased 12,888 SF of warehouse space at 3251 Story Road W. in Las Colinas Distribution Center 5 from Las Colinas AAA Investment, LLC. Brian Pafford  of Bradford Commercial Real Estate Services  represented the landlord. Maddy Coffman  and Canon Shoults   of Holt Lunsford Commercial  represented the tenant.


SAN ANTONIO — CBRE  arranged a lease renewal and resizing for Spectrum Association Management, an HOA property management firm. The company has shrunk its headquarters’ footprint at North Park Corporate Center from 27,000 SF to 19,738 SF. The company expects to save around $250,000 per year in overhead costs. CBRE’s Larry Mendez, Yobana Castillo  and Brad Kaufman  represented Spectrum in lease negotiations. Located at 17319 San Pedro Ave., North Park Corporate Center contains 86,400 SF.

NATIONAL — RNR Real Estate Briefs from Realty News Report

MEMPHIS, Tenn. — Poag Development Group  acquired RiverTown Crossings, a 1,267,272 SF enclosed mall in Grandville, Mich., said Poag Development Group CEO Josh Poag.  RiverTown Crossings is a two-story enclosed regional shopping mall with five anchors including Macy’s, Kohl’s, JCPenney, Celebration Cinemas and Dick’s Sporting Goods. Poag will redevelop the mall by adding new uses and activating underutilized parking fields. The Memphis-based developer will work with JLL,  its strategic management and leasing partner.


DENVER, Colo. –  JLL Capital Markets  announced the sale of Dove Valley Logistics Centre II, a 304,620 SF Class A warehouse in Englewood, Colo. JLL worked on behalf of the seller, BlueScope Properties Group, in the sale to LBA Realty.

HOUSTON – Stream Realty Partners  announced that more than 50,000 SF of new leases have been executed at The Towers at Westchase during 2024. The recent leasing activity includes notable tenants such as Drilling Tools International, which leased 16,988 SF and was represented by Peyton Poynter  of Park Realty. PhiloWilke Partnership leased 14,729 SF and was represented by Cody Little  and Jordan Raney  of JLL.  BCS Systems leased 4,013 SF and was represented by Eugene Terry  of CBRE.

Additionally, Altamira leased 7,470 SF while Burns and Wilcox leased 6,820 SF. Both were represented by Matt Sanderson, Lauren Stifflemeier, Chad Baker   and Kennedy Gamble  of JLL.


Stream’s Brad Fricks  and Matthew Seliger  represented building ownership, Franklin Street Properties, which is traded on the New York Stock Exchange. The Towers at Westchase are located at 10350 and 10370 Richmond Ave. One of the buildings has 141,000 SF of contiguous space.
