RNR Real Estate Briefs from Realty News Report    — HOUSTON – Transwestern Real Estate Services  and Nuveen Real Estate announced that Intown Golf Club leased 14,075 SF at Four Oaks Place, the 2.3 million SF campus in Uptown Houston. The members-only club will fully occupy the existing building at 1415 South Post Oak Lane. Intown Golf will have an indoor putting green, eight simulator bays and an outdoor area putting green. Transwestern’s Crystal Allen  and Paula Musa  are marketing the Four Oaks Place campus. Skylar Huth  is director of workplace, retail & mixed-use at Nuveen.


HOUSTON – Lee & Associates – Houston announced the sale of a 38-acre tract off Haden Road near Interstate 10 in Southeast Houston near Barbours Cut and Bayport Container Terminals. The seller was represented by Principals C.E. “Trey” Erwin III, and Justin Tunnell. The buyer, Jackson Shaw Development Company, is expected to use the site for industrial development.


HOUSTON –  JLL Capital Markets  arranged financing for Hanover Autry Park and Hanover Parkview, two multifamily properties with retail. JLL represented the borrowers, Hanover Company and Lionstone Investments, to arrange the five-year, fixed-rate loans from accounts managed by KKR for both properties to refinance their construction loans that JLL sourced in December 2019. Hanover Autry Park, at 811 Buffalo Park Drive, is a 23-story high-rise with 324 units currently 92 percent occupied. Hanover Parkview, at 3737 Cogdell St., is a 421-unit midrise apartment building, 95 percent occupied. JLL’s Cortney Cole, Colby Mueck, Laura Brown  and analysts Davis Burnett  and Scot Sarlin  represented the borrower.


TOMBALL, Texas – Ascendant Development,  an apartment and student housing developer, investor and general contractor, announced the completion of Haven at Treeline, a 231-unit luxury apartment community in Tomball, a suburb of Houston. David Kulkarni is principal of Ascendant Development.


HOUSTON — Oxford Partners  represented AUC Group, LLC, in the lease and relocation of 8,129 SF at 11451 Katy Freeway. Oxford Partners’ Ryan Hartsell represented the tenant, AUC Group, LLC. The landlord, Mission Westchester Investors, LLC (Mission Management), was represented by Bradley Segreto  and Brandon Avedikian  of Aspire Commercial.


HOUSTON — The Finial Group  announced a 10,640 SF lease by Richard Milburn Academy, a private non-profit organization, on property at 500 Century Plaza Drive. The Finial Group’s William Alcorn, Andrew Bischoff  and Jason Gibbons  handled the transaction.


HOUSTON –  Casa Pickle, The Galleria area’s first freestanding indoor, members only pickleball club has signed a 20,000 SF at 8725 Meadowcroft Lane. Patrick McKiernan and James Mashni at First Houston Properties brokered the lease negotiations for the tenant and landlord.


BAYTOWN, Texas –  JLL Capital Markets announced the $160 million sale and acquisition financing for Sunbelt Logistics Distribution Portfolio, a fully leased industrial portfolio totalling 1.8 million SF in Georgia, Florida and Texas, including a project in Baytown, neat Houston… JLL represented the seller, while Northwood Investors acquired the portfolio. JLL secured acquisition financing from affiliates of Apollo. The portfolio consists of three industrial buildings: Home Depot Cedar Port Distribution Center in Baytown, Texas; Havertys Distribution Center in Braselton, Ga; and 10000 NW 15th Terrace in Miami. Each property serves as a mission-critical component of each respective tenant’s supply chain. JLL’s team included Britton Burdette, Trent Agnew, Luis Castillo, and Bobby Norwood.

SAN ANTONIO – JLL Capital Markets arranged the sale of Castle Hills Market, a 97,682-SF neighborhood retail strip in northwest San Antonio, at 2211 NW Military Highway. JLL worked on behalf of the seller, Ziff Real Estate Partners, to procure the buyer, Kobalt Investment Company LLC. Situated on 6.7 acres and constructed in 1986, Castle Hills Market is 91%, leased. JLL’s team included Ryan West, John Indelli, Chris Gerard, Whitney Snell and Analyst Gianna New.


AUSTIN – Workbench,  a four-story, mixed-use mass-timber project is underway in east Austin. Project partners Lindgren Development, Swinerton and DC+A developed the concept. Currently, the building is 75 percent leased and 66 percent of the owner-occupied firms, including Swinerton, Beck-Reit Commercial Real Estate, Legacy Lighting and Art + Artisans, are owned and led by women.


DALLAS — StreetLights Residential,  a Dallas-based developer of multifamily and mixed-use communities, and Mitsui Fudosan America,  the U.S. subsidiary of Japan’s major real estate company, Mitsui Fudosan Co., Ltd., are now leasing The Oliver in Dallas. The Oliver is part of The Central, a 27-acre mixed-use development in Dallas with 351 apartments adjacent to a park and retail offerings. The Central, led by De La Vega Development, will have four million SF of office, residential and retail space.

HENDERSON, Nev. – Avison Young  announced that the Sauter Multifamily Group, comprised of Principals Patrick Sauter, Art Carll-Tangora, Steve Nosrat and Michael Albanese,  based in the firm’s Las Vegas office, closed the $45.5 million sale ($174,330 per unit) of Cascade Apartments at 1100 North Center St. in Henderson, Nev., outside Las Vegas. Avison Young represented the buyer, Prism Multifamily Group and the seller, 3D Investments.


BILLERICA, Mass. – TruAmerica Multifamily  acquired the Villas at Old Concord, a 324-unit, apartment community in Billerica, Mass., a suburb of Boston. The acquisition marks TruAmerica’s fifth investment in the Boston MSA. Matt Ferrari  is head of acquisitions and co-CIO of Los Angeles-based TruAmerica. Tom Greeley, Robert Griffin  and Mike Byrne  of Newmark  represented the seller while Mitch Clarfield  of Newmark procured debt for the buyer.


HOUSTON — Global Real Estate Advisors,  a real estate advisory firm specializing in multifamily acquisitions and dispositions, is expanding its East Coast presence with two new offices: Ariel Property Advisors in New York City and Deaton Investment Real Estate in Raleigh, N.C.


NAPERVILLE, Ill. — Crown Community Development has received approval from the Village of Sugar Grove, Ill., for The Grove, a 760-acre master-planned community. The project will include various housing options; a town center,  200 acres of open space featuring parks and trails; and commercial uses. The Grove is located near Interstate 88 and Route 47, 45 miles west of Chicago.
