HOUSTON – (Realty News Report) – A flurry of warehouse transactions and new projects have been emerging in southeast Houston near the Port of Houston and shipping terminals on the waterfront.
Avera Companies just announced plans to build for its 12th industrial development in the Port area, Baywood Logistics, a 401,154 SF distribution project along Reed Bluff Road on the west side of the Houston Ship Channel.
“Baywood Logistics is a true rarity in the current land environment, offering users remarkable access to the container terminals at a time where suitable industrial land sites are increasingly scarce,” said Trey Odom, President and CEO of Avera. “By combining its highly sought after location and the laborious predevelopment work Avera has already put into this project, we are confident that Baywood Logistics will successfully expand Avera’s footprint in the southeast market.”
Cedar Port – The Largest Industrial Park in America
The Cedar Port Industrial Park — a 15,000-acre project that is considered the largest master-planned industrial park in the nation has been attracting a lot of attention from developers and investors. The Cedar Port park, located in the Baytown area, is barge-served and served by both the Union Pacific and the BNSF railroads.
In another deal, Jackson-Shaw Development Company recently acquired 38.3 acres where it is expected to build a new industrial development near both the Port’s Barbours Cut and Bayport Container Terminals. “Trey” Erwin III and Justin Tunnell of Lee & Associates – Houston handled the land purchase. The site is located off Haden Road, near Interstate 10.
Called greensPORT Logistics Park, the project will be a two-building, 535,478-SF facility, said Jackson-Shaw, a national real estate development firm headquartered in North Texas.
Jackson-Shaw, which broke ground last week, said .greensPORT Logistics Park’s Building 1 is 149,477SF, and Building 2 is 386,001 SF.
“The development’s infill location has unmatched access to Interstate 10 and the Beltway and is just minutes from the Port of Houston,” said Jackson-Shaw Chief Development Officer Grant Pearson
Greystar-Thackeray is the equity partner with Jackson-Shaw. Burton is the general contractor, Goree is the architect, Kimley-Horn is the civil engineering firm and Comerica is the lender. The leasing team is Cushman & Wakefield’s Beau Kaleel, Michael Foreman, and Brooke Swerdlow.
In another Cedar Port deal, JLL Capital Markets recently announced the $160 million sale of the Sunbelt Logistics Distribution Portfolio, industrial portfolio totaling 1.8 million SF in Texas, Georgia, and Florida, including a project in Baytown, near Houston. Northwood Investors acquired the portfolio, which the Home Depot Cedar Port Distribution Center in Baytown.
In Pasadena, Junction Commercial Real Estate is developing the Pasadena Logistics Center, a 140,000-SF industrial project at 5176 Red Bluff Road on 10.8 acres in Pasadena near Beltway 8. Completion is scheduled for the first quarter of 2025.
In another Pasadena development, Gulf Port Logistics Park is planned for 3105 Genoa Red Bluff Road near Beltway 8. Adkisson Group Development is constructing 150,000 SF in several buildings there.
Sold: 1,149 Acres of Industrial Land
In Dayton, Texas, Liberty Development Partners just acquired 1,149 acres of industrial land for the expansion of the Gulf Inland Logistics Park, to enlarge the industrial park to 3,800 acres. The site is near the Grand Parkway, south of Highway 90. “With multiple manufacturing and storage facilities already under construction and more in the pipeline, we’re rapidly transforming this area into the dynamic industrial and transportation hub we envisioned,” said Marcus Goering, Principal of Liberty Development Partners. CMC Railroad provides storage for over 3,000 railcars at Gulf Inland Logistics Park, which has connections to BNSF Railway and the Union Pacific Railroad. Located about 25 miles from the Port of Houston area, Gulf Inland Logistics Park is located within 100 miles of four other Texas ports at Beaumont, Port Arthur, Galveston and Freeport
