History Maker Buys 131 Acres

KATY, Texas – (Realty News Report) – History Maker Homes has acquired 131 acres tract of land located at the northeast corner of Stockdick Road and Schlipf Road in Katy for a residential development with approximately 400 homes.

The transaction was  brokered by Newcor Commercial Real Estate’s  Josh Cheatham and David Alexander.

Situated adjacent to the highly successful Sunterra development. Sunterra has been one of the Lone Star State’s leading locations for home building.

For History Maker Homes, this new community aims to meet the rising demand for housing in the thriving Katy market, a hub for both new families and professionals seeking proximity to Houston’s business centers while enjoying suburban living, Newcor said

The seller of the land was Holigan Farms.

“This acquisition reflects the continued momentum in Katy’s residential growth,” said Josh Cheatham, Principal at Newcor. “The location’s proximity to Sunterra and major roadways makes it an ideal site for a development that will cater to families seeking a blend of convenience, community, and comfort.”

History Maker Homes plans to develop a community with 379 single family lots on the site, with development expected to begin soon.

“The strategic value of this property cannot be overstated. The new development will further enhance the appeal of the area, benefiting not only future residents but the broader Katy community,” said David Alexander of Newcor.

The History Maker land is just north of the Sunterra master planned community.

For new-home sales in 2023, Sunterra was ranked third in the nation for new-home sales in master-planned communities, according to RCLCO Real Estate Consulting. Sunterra, a 2,300-acre master planned community reported 1,293 new home sales in 2023, up 63 percent from the 795 new home sales in 2022, RCLCO reported. Sunterra is being developed by Land Tejas/Starwood Land.
