Houston Communities Top National Rankings

HOUSTON – (Realty News Report) – Houston’s master planned communities led the nation in a new home sales report with 12 communities ranked in 50 Top-Selling master planned communities in 2024, according to RCLCO real estate consulting.

Houston has a long heritage of successful large-scale communities following the launch of the 10,000-acre Clear Lake City in the 1960s, and – in the 1970s – the 9,700-acre First Colony and The Woodlands, a 28,000-acre development.

Houston’s dominance in master planned home selling has continued in recent years.

“The Houston MSA was once again the top-performing metropolitan area with 12 communities in the Top 50, representing over 7,500 sales, or 22% of all sales among ranked MPCs,” said RCLCO’s new report 50 Top-Selling Master Planned Communities report covering national home selling in 2024.

The Villages, an active-adult community near Orlando, Fla., was the nation’s top-seller MPC in the nation with 3,208 sales in 2024, a 6 percent increase over the 3,029 sales it reported in 2023.

Houston’s MPCs, with their 2024 RCLCO national ranking are:

No. 4, Sunterra, in Katy, developed by Land Tejas/Starwood Land, reported 1,325 new home sales in 2024, up 2%  from the 1,293 sales in 2023. Sunterra was fourth in the nation, behind The Villages near Orlando, Lakewood Ranch near Sarasota, Fla. and Cadence in Nevada.

No. 7, Bridgeland, in Cypress, developed by Howard Hughes Holdings, with 938 sales in 2024, down 5 percent from the 985 sold in 2023.

No. 15, Tamarron, in Katy, developed by D.R. Horton. Last year, 737 homes were sold, down 5% from 2023’s 774 sales.

No. 16, Tavola, in New Caney, developed by Friendswood Development Co. Last year, 669 new homes were sold, up 17 percent from 2023’s 573.

No. 23, Sienna in Missouri City, developed by Johnson Development/Toll Brothers/GTIS. A total of 574 homes were sold last year, down 5 % from 606 the year before.

No. 24, Meridiana, in Rosharon, developed by Rise Communities. A total of 555 homes were sold last year, up 12 % from 497 the year before.

No. 27. Breckenridge Forest, in Spring, developed by D.R. Horton, report 541 new home sales, down 14% from the 630 sales in 2023.

No. 31, Marvida in Cypress, developed by Land Tejas/Starwood Land. It sold 518 units last year, down 38% from the 835 sold in 2023.

No. 34, Elyson in Katy, developed by Brookfield Properties. It sold 491 homes in 2024, down 23%  from 400 the year before.

No. 42, The Grand Prairie, in Hockley, developed by EMBER Real Estate Investment, report 436 new home sales in 2024. This is the first time the community has been ranked in the Top 50.

No. 47, Caldwell Ranch, in Rosharon, developed by D.R. Horton, reported 382 home sales down 40% from the 633 sold in 2023.

No. 49, Cross Creek Ranch in Fulshear, developed by Johnson Development Corp. A total of 376 units were sold last year, up 1% from the 371 sales in 2023.

Overall, new home sales by the RCLCO 50 Top-Selling Master Planned Communities in 2024 were 2% below the pace set by top communities in 2023, a sign of resilient demand despite headwinds that included election uncertainty, hurricane impacts, “sticky” mortgage rates and continued affordability challenges.

Howard Hughes Holdings scored two communities among the leaders of the RCLCO top 50 – Bridgeland in northwest Houston is ranked No. 7 and Summerlin in Las Vegas,  ranked #5 on the RCLCO list with 1,055 home sales. Summerlin, which started in 1990, covers  22,500 acres with 5,000 acres remaining for future development.

“As Bridgeland celebrates another year of successful home sales, we remain affirmed in our approach to developing sustainable master planned communities that balance residential and commercial growth with the preservation of the natural environment,” said Jim Carman, President of the Houston Region at Howard Hughes.

Named 2024 Master Planned Community of the Year by the National Association of Home Builders, the 11,500-acre Bridgeland sold 938 homes during the year to earn the distinction of being the #2 top-selling master planned community in Texas,

“In 2024, Howard Hughes communities achieved strong new home sales in our MPCs, accompanied by what we expect will be all-time-high residential land sales in terms of price-per-acre and acres sold,” said David R. O’Reilly, Chief Executive Officer of Howard Hughes
