Trammell Crow Breaks Ground

CYPRESS, Texas – (Realty News Report) – Trammell Crow Company and JV partner Clarion Partners, have broken ground on 628,000-SF of industrial space in the final phase of development at Weiser Business Park in northwest Houston.

Located near the recently completed intersection of US Highway 290 and Fallbrook Drive, phase three will consist of two buildings measuring 273,740 SF and 354,272 SF. These will be the fifth and sixth buildings in the park. Construction is expected to be completed in October 2025.

The Weiser Business Park project team includes: Kyle Bateman of Trammell Crow, Seeberger Architecture, Cadence Bank. Robert McGee and Taylor Schmidt of Colliers are handling leasing for Weiser Business Park, which will have 1.7 million SF in six buildings at build-out later this year.

After Major Construction Surge, Houston Industrial Deliveries Slowed in 2024

 Houston’s Industrial construction trailed off in 2024, following almost 30 million SF of new space being delivered in 2023.

The construction pipeline remains constrained, with 11.3 million SF underway in the fourth quarter. The citywide industrial vacancy rate declined to 5.6 percent, CBRE reports

“Houston’s industrial market is very strong,” said industrial specialist CBRE Senior Vice President Jason Dillee, speaking a recent CBRE event. “We’re leasing it up faster than we’re building it.”

Compared to last year, Houston has experienced a a 21% decrease in the industrial construction largely due to rising land and capital costs and the increasing difficulty of securing construction financing, CBRE reports. Locating land for new industrial development near the the Port of Houston has been more challenging in recent years.
