Unilev Revamping Galleria Office Buildings

HOUSTON – Unilev Management Corp. is undertaking an $8 million renovation campaign for two Galleria office buildings.

The two buildings are: the Galleria Office Tower I, a 493,456-square-foot office tower located at 2700 Post Oak Boulevard, and the Galleria Financial Center, a 251,974-square-foot building located in the middle of Houston’s Galleria Mall at 5065/5075 Westheimer.

Class A office buildings, developed by Hines years ago, are leased by Colvill Office Properties.

“It’s exciting to see change take place at one of Houston’s most amenity-rich office projects,” said Michael Anderson, an executive vice president of Colvill Office Properties. “No other office space in the city can offer a large block of availability with direct access to the Galleria and its surrounding amenities with an impressive parking ratio not currently offered by competing properties,” said Anderson. “We’re expecting to see a great deal of activity in response to the building’s new features along with the availability of a pristine Post Oak Boulevard location.”

The design of the $8 million renovation campaign will include newly redesigned second and third-floor lobbies that will feature upgrades to the ceilings and lighting; new stone & carpet flooring; restroom; new glass cladding and LED lights at elevators; and new escalators, also with new glass cladding. An expansive remodel to the building’s ground floor garage entry is also in progress, along with a new building monument sign, new building signage and wayfinding, as well as canopy restoration at the main entry from Post Oak Boulevard.

“One of the features we are most excited about is the valet service we’ll offer to both tenants and visitors of the building,” said Marilyn Guion, a vice president with Colvill Office Properties. “This new service, which is one of the first for any office building situated directly on Post Oak Boulevard in the Galleria, will allow quick and convenient accessibility to the office building.”

Updates to the Galleria Financial Center include new stone elevator lobbies and glass-enclosed skybridges; restroom finishes on all 12 floors; new carpet, finishes and ceilings throughout all public corridors; new building entrances at level five and six from parking area; all new carpet on tenant balconies; new exterior building signs; and new major wayfinding signs throughout the complex.

Michael Anderson, Marilyn Guion and Brad Beasley of Colvill Office Properties are steering the leasing effort for both Galleria Tower I & II and the Galleria Financial Center, on behalf of Unilev Management Corp.

Currently, over 200,000 square feet of space in Galleria Tower I will be available in November 2015, when Air Liquide moves to its new Katy Freeway project developed by MetroNational.

Houston-based Colvill Office Properties specializes in landlord representation of office buildings and currently directs leasing and marketing of a 20-million square foot Class A office portfolio in Houston and Dallas.
