Braun Enterprises has sold Bellaire Atrium I and II on Loop 610 in Bellaire, according to CBRE.

BELLAIRE, Texas  – CBRE Capital Markets arranged the sale of Bellaire Atrium I and II, a pair of  six-story office buildings on Loop 610 in Bellaire, near Fournace Street.

SLS Properties purchased both office buildings, located at 5909 and 5959 West Loop South in Bellaire, Texas, from 5909-5959 Realty, Ltd., an entity affiliated with Braun Enterprises. The buildings contain a total of 152,304 SF.

“We are excited about purchasing these office properties fronting the 610 Loop as they are conveniently buildings that have a history of serving the Bellaire and West University Place neighborhood,” said Danny Sheena, a principal of SLS Properties,

The buildings are across the freeway from the 30-acre Chevron campus, which is being vacated by Chevron and is being marketed for sale by HFF for redevelopment. The site is close to Houston’s Southwest Freeway.

The office project has an occupancy rate of 91 percent, with tenants including a variety of tenants including medical-related tenants due to its proximity to the Texas Medical Center.

CBRE’s Todd Casper and Michael Hassler represented the 5909-5959 Realty, Ltd. in the transaction.
