Apartments Over Retail Underway at Woodforest

MONTGOMERY, Texas – (Realty News Report) – A mixed-use development with age-restricted 55-and-up multifamily above street-level retail is being developed in the Woodforest community north of Houston.

The Lofts at Pine Market, now under construction in Woodforest, will be the first multifamily complex in Woodforest.

Woodforest is located in Montgomery County, west of Interstate 45 and north of Egypt.

Developed Johnson Development, Woodforest is a master planned community is located six miles south of Lake Conroe and just five miles north of The Woodlands.

The 51 apartment units — which are for those age 55 and older — are expected to offer rents at $1,500 a month. Floor plans range from 560 to 1,411 SF and include studio, one- and two-bedroom designs. The urban-style apartments — managed by Magnolia Property Company — are slated to welcome their first tenants in July.

“These apartments will provide an urban type of experience with dining and retail all within walking distance,” said Virgil Yoakum, Woodforest General Manager. “More retail is under construction now, but the first two phases of Pine Market are nearly full as retailers, restaurants and service providers are drawn by our growing population, which stands at about 10,000.”

Realty 1 Partners is working on phase three of One Market, the commercial center of Woodforest.

Offering an estimated 70,000 SF, the 7-acre center to the east of Pine Market Avenue and Sundown Stroll Drive will be split into four buildings. Buildings 1 and 2 comprise 55,000 SF for retail and The Lofts at Pine Market. The other two buildings will be dedicated to retail with more than 8,000 SF each. The entire third phase is expected to be complete in the fourth quarter of 2022.

Realty 1 has completed the first two phases of Pine Market in Woodforest’s commercial corridor for tenants such as Harvest Market, Luv Coffee, Adventure Kids Playcare, Woof Gang Bakery & Grooming, Tacos 2 Go and Premier Martial Arts. In all, 25 retailers have opened in the first two phases. Also open in Woodforest is Woodforest National Bank, as well as Sterling Ridge Orthopaedics & Sports Medicine, the first tenant in a planned 100,000-SF office and medical complex.

In addition to retailers, the Pine Market complex will include a great space to be used for art festivals, farmers markets and other planned activities.

In Woodforest, a dozen homebuilders offer single-family homes, custom homes and homes for those ages 55 and up. Pricing ranges from the $300,000s to more than $1 million. In addition to a growing commercial corridor, Woodforest residents enjoy numerous parks, miles of trails, two pools, tennis, basketball, a sports park, community center and other amenities. The Lofts at Pine Market will be the first multi-family complex in Woodforest.
