Avera Starts New Project in North Houston

HOUSTON – (Realty News Report) – The Avera Companies, a commercial real estate development, construction, and investment firm is breaking ground on its fourth industrial building at Century Plaza Distribution Center in North Houston.

The Century Plaza Distribution Center IV, a 120,022 SF front load building situated on 8.2 acres in the North Houston submarket. The site is on the east side of Interstate 45, between Airtex Drive and Richey Road.

“Century Plaza Distribution Center IV represents the best of North Houston,” said Trey Odom, President and CEO of The Avera Companies. “The site’s advantageous location offers access to both Interstate 45 and Beltway 8, optimal ingress and egress capabilities, and proximity to George Bush Intercontinental Airport.”

The project is estimated to be delivered in the second quarter of 2023. Nathan Wynne or Jason Dillee of  CBRE  will handle leasing of the building.

CPDC IV will have a front load configuration with a 32’ clear height. It will be Avera’s fourth industrial building at Century Plaza Distribution Center, with Building I completed in 2013 and Buildings II and III completed in 2014.

Houston’s industrial market has been strong with construction and leasing at brisk pace.

Earlier this year, Avera has acquired 68 acres along Highway 290 in the Northwest Houston market where it will build up to 1.3 million SF of industrial space near the massive Daikin HVAC factory. That new project, called  “290 Grand Logistics”, is located in the Hockley area at the northeast corner of Highway 290 and Kermier Road.

Avera currently has a significant amount of activity in Houston. The firm recently announced it has partnered with AEW to develop Champions Park, an industrial project in Northwest Houston. The 242,021-SF industrial building will be located on Antoine Road just north of Beltway 8.

Last fall, Avera, with AEW Capital Management, said it planned to develop Kilgore Grand Parkway,  a 522,135-SF industrial building in Baytown, east of Houston. Situated on 34 acres on the Grand Parkway frontage in the southeast submarket, the Kilgore project has good access to the Port of Houston and Interstate 10.
