Craft Beer Alert: Land Acquired in Tomball by Brewery Pros

HOUSTON – (Realty News Report) – Land has been acquired for a new brewery and restaurant in Tomball, on the northwest side of the Houston area.

The brewery enterprise, CCJ Collaborations, is led  by well-known Houston brewmaster Chris Juergen and Joshua Schwaiger. Both men have previously experience at the Karbach Brewing Co., a large Houston beer-making organization.

CCJ Collaborations acquired 4.65 acres in the Tomball Business and Technology Park located at the northwest corner of Holderrieth and Hufsmith-Kohrvilleroads.

Tom Condon Jr., senior vice president, of Colliers in The Woodlands, represented the seller of the land, the Tomball Economic Development Corp. The buyer  CCJ Collaborations, was represented by Ryan Hutson with the J. Beard Company.

The new 10,500-SF Tomball brewery will include a restaurant, a beer garden, packing and canning facilities and distribution space. The facility is being designed by Ziegler Cooper Architects.

The Tomball Economic Development Corp. has approved $254,000 in incentives for the brewery developers.

The Tomball Business and Technology Park is located in the North Freeway/Tomball Parkway industrial submarket. The submarket added 3.1 million SF of new industrial/flex product in 2020. Overall occupancy is 87 percent and the average asking rental rate is $8.48 per SF.

To allow for a larger development site at the park, TEDC has purchased and reacquired 10.6 acres of land from Packers Plus Energy Services, according to Colliers.

The site located at the southeast corner of Spell Road and South Persimmon Road. This lot in combination with an existing 7.8 acres, will provide 18.4 acres of contiguous available land. The seller, Packers Plus Energy Services, was represented by Kristian Nielsen with Newmark.
