Distribution Project Under Construction in Brookshire

BROOKSHIRE, Texas – (Realty News Report) – Realty 1 Partners, a Richmond, Texas-based real estate development company, has started a new industrial distribution project on the west side of Houston, in Brookshire.  The project, called Point West Distribution Center, will be ready for occupancy in the fourth quarter of 2021.

Realty 1 has tapped Boyd Commercial, LLC as the broker for the project. Boyd’s Andrew Sowell, and Bo Pettit will lead the leasing team.

Arch-Con Corporation will be the general contractor. Designed by Tramonte Design Studio, the 133,900-SF tilt-wall distribution facility will be located at 32303 US Highway 90, in Brookshire. The site is near a large Amazon distribution facility.

The facility, featuring 32’ clear height, will be offered for lease or sale. It will be situated on about 10.5 acres.

Houston’s industrial market surged in 2020 as e-commerce boosted the demand for warehouses and construction boomed.

For the year, some 12.2 million SF of industrial space (some 280 acres under roof) was filled in the Houston area in 2020, according the Cushman & Wakefield commercial real estate firm.

Houston’s industrial market currently has 19.4 million square feet of industrial space under construction, the Cushman & Wakefield report said. Development activity is focused in the following markets – Waller County (5.1 million square feet), Southwest-Far (3.6 million square feet), Montgomery County (3.1 million square feet), and Southeast-Far (2.4 million square feet).
