HOUSTON – (Realty News Report) – Egrets Group has broken ground on a medical office building, a 53,000-square-foot structure in Conroe.
Located at 3786 FM 1488, the three-story building will house a variety of medical offices, including primary care, imaging, a podiatrist, dermatology, physical therapy, sports medicine and pain management.
The Conroe area has seen significant residential growth, including the 2,000-acre Woodland Hills community by the Howard Hughes Corp.
Along with the medical facility, Egrets Group is also developing an adjacent retail center with approximately 10,000 square feet that will include an urgent care and nail spa.
“This is unique because we are partnering with the physicians who will office there to jointly own and build the facility,” said Irfan Abji, Principal at Egrets Group.
Collectively, the physicians will be operating as Magnolia Medical Specialists.
“The FM 1488 corridor is growing rapidly, with more households and more businesses opening at an unprecedented pace,” Abji said. “Because of this, there is enhanced need to bring a variety of medical services to the area, so people don’t have to travel into The Woodlands or Houston for quality care.”
Abji estimates it should take a year to complete the medical office building. E Contractors, another company owned by Abji, will be the general contractor for the project.
To continue its expansion beyond construction, Abji and his wife Alejandra Cobas-Abji founded Egrets Group, a vertically integrated development company. The company is complemented by E Contractors, the couple’s construction operations, which has completed more than 350 projects, many in the public sector across the greater Houston area. Egrets Group intends to continue development across the region by bringing more vertical projects, including medical offices, to key locations around the greater Houston metropolis.
Last year, E Contractors ranked at No. 162 on Inc. Magazine’s list of the 5,000 Fastest Growing Companies in Texas.
