Fein Goes Double-Down with Second Apartment Project Next to new Exxon Mobil Campus

HOUSTON — Fein, a Houston-based multifamily firm founded by Martin Fein, is starting its second apartment development in Springwoods Village where the Exxon Mobil’s massive new campus is being built.

Fein’s first project in Springwoods Village, a 342-unit project called The Belvedere, began leasing up this summer with strong velocity.

Fein announced Monday it has purchased 3.75 acres from CDC Houston to develop another high-end multifamily property in Springwoods Village, a $10-billion,1,800-acre, mixed-use community on the north side of Houston.

Some 10,000 people will work at the 385-acre Exxon Mobil campus, which will have 3 million square feet of office space upon completion next year.

Fein’s second multifamily project in the community will be called The Mark at CityPlace Springwoods Village. The six-story, luxury apartment community, designed by WGW Architects, will feature 268 units, with a selection of efficiency and one-, two- and three-bedroom apartment homes, ranging in size from 572 square feet to 1,599 square feet. The community will break ground by mid-2015, with an estimated completion date in the third quarter of 2017.

CityPlace is an urban district that is part of Springwoods Village. In keeping with the mixed-use master plan for CityPlace, The Mark at CityPlace Springwoods Village will contain first floor retail and dining along the Lake Plaza Drive. The LEED Silver-certified high-end property will be located within walking distance to additional retail, dining and recreational facilities, as well as Springwoods Village’s major employment centers – the ExxonMobil campus, Southwestern Energy headquarters and the CHI St Luke’s medical campus.

The Mark at CityPlace Springwoods Village will be Fein’s second multifamily property in the community. The Belvedere in Springwoods Village, located at 2323 East Mossy Oaks Road, features 342-units and currently has 100 leases in place. Other existing residential developments in Springwoods Village include the single-family neighborhoods of Audubon Grove and Harper Woods.
