NEW CANEY, Texas – (Realty News Report) – Fidelis Realty Partners has acquired 33 acres for a retail development on the northeast section of the Grand Parkway in the outlying suburbs of Houston.
Fidelis, a Bellaire-based firm led by Alan Hassenflu, specializes in mid- to large-scale shopping centers and operates in multiple states.
Fidelis acquired the land at the entry to The Trails, a nature-oriented community of new homes by Texas-based Castle Hill Partners.
Plans for the property at the northeast corner of Plum Grove Road and the Grand Parkway call for a large-format retail shopping center to offer goods and services for residents of The Trails and surrounding areas. At full build out, The Trails will offer over 2,000 homesites.
“Easily accessible amenities are a key selling point for a new community of homes, and we’re delighted to have an organization with the caliber of Fidelis on board to imagine this site,” says Tiffany McMillan of Castle Hill Partners.
She adds The Trails is in close proximity to Lake Houston Wilderness Park, an expanse of nearly 5,000 acres with more than 20 miles of trails and outdoor experiences for hiking, canoeing, kayaking, and fishing. The Trails also is home to roughly 600 acres of contiguous, undeveloped land for nature trails and outdoor recreation, and a future amenity village for year-round fitness and recreation. In addition, land in the community has been set aside for a proposed school.
The Trails celebrated its grand opening in September with the opening of model homes by Chesmar Homes, Coventry Homes, Lennar, Village Builders and Westin Homes.
Currently more than 150 new homes in the community are completed or under construction.
Situated at the Grand Parkway at Plum Grove Road, The Trails is minutes from Signorelli’s Valley Ranch Town Center, which has 1.5 million SF of shops, restaurants, retail and entertainment.
The Grand Parkway is a 184-mile outer loop highway transversing seven counties around the metro Houston area. Some environmentalists have concerns that the Grand Parkway has enabled sprawl, while other people note that the roadway has opened up land for residential development, including attainable single-family housing and build-to-rent (BTR) dwellings and apartments.
In recent years Houston and Dallas have led the nation in single-family housing starts with a wide margin above other metros that ranked third.
