BAYTOWN, Texas – A Fidelis Realty Partners affiliate has acquired the 1.2 million square foot San Jacinto Mall in Baytown for a major redevelopment.
The mall, built in 1981, is located on the east side of Houston on 107 acres at the southwest corner of Interstate 10 and Garth Road, and is anchored by Macy’s, JCPenney and Sears.
Houston-based Fidelis said the redevelopment plan, which could take five years to complete, will likely include the demolition of the existing mall and construction of a 1 million square foot open air retail center.
The existing mall anchors, which own their own buildings, will be incorporated into the new development, Fidelis said.
San Jacinto Mall is 70 occupied and there is deferred maintenance, said Lynn Davis, head of leasing for Fidelis.
Led by Alan Hassenflu, Fidelis, which owns retail center in Texas and other states, acquired the mall from Triyar Cos. for an undisclosed price.
