First Industrial Trust’s New Project Signs Tenants

First 290 project is 100 percent leased.

HOUSTON – (Realty News Report) – First Industrial Realty Trust has executed two leases to bring its brand-new First 290, located at 6913 Guhn Road in Northwest Houston, to 100 percent leased, four months after delivery.

The 126,250-SF bulk warehouse is now leased to Iron Mountain (45,990 SF) and Black Horse Carriers (80,260 SF).

Matteson Hamilton and Jeremy Lumbreras of Stream Realty Partners represented the landlord. JLL’s John Talhelm and Kevin Erck represented Iron Mountain. Stephen Schneidau Cushman & Wakefield represented Black Horse.

 “First Industrial continues to grow its footprint in Houston, and we are on the hunt for more projects like First 290,” said Brad Kluever, Investment Officer at First Industrial Realty Trust.

Said Lumbreras, “Tenants were attracted to the building’s state-of-the-art amenities and strategic infill location within the heart of Northwest Houston.”

Stream recently released its second quarter market report and for the northwest submarket, it’s indicating a 6.5 percent availability.
