PEARLAND, Texas – (Realty News Report) – Sueba USA has opened the Ivy Lofts, a 335-unit apartment community and the first multifamily development in the Ivy District at Pearland’s Lower Kirby mixed-use district.
Located on the west side of Highway 288, the Ivy District, is a 42-acre mixed-use development by America Modern Green Development LLC, which is a subsidiary of Beijing-based Modern Land Co. Ltd.
The Ivy Lofts includes 10,707 SF of ground-level retail space along with a five-story parking garage.
Adjacent to the Ivy Lofts, a 46-unit build to rent (BTR) townhome project is under construction by Wan Bridge, a Houston development firm led by Beijing native Ting Qiao.
Pearland’s Ivy District site was once the location of a proposed WaterLights District, which was envisioned as a mixed-use development that featured oversized 20-foot-tall busts of U.S. Presidents by sculptor David Adickes. Several of the presidential sculptures were on the land before it was purchased by American Modern Green.
The new apartment complex is located just south of Beltway 8 at 1466 Ivy Park Terrace in Pearland, which is located on the south side of Houston. Ivy Lofts offers studio, one- and two-bedroom apartments ranging from 480 to 1,280 SF.
In a press release, the developer said the Ivy District “will eventually have retail and office space, along with single- and multi-family living options.” The land has been under development for a number of years and the Sueba multifamily is the first vertical development.
A couple of years ago, NewQuest had been considering construction of multifamily on a site just north of the new Sueba apartments.
