Hess Tower Receives BOMA Recognition

HOUSTON— Hess Tower in downtown Houston has been designated a BOMA 360 Performance Building by the Building Owners and Managers Association (BOMA) International. The BOMA 360 Performance Program validates and recognizes commercial properties that demonstrate best practices in building operations and management.

“The BOMA 360 Performance Program has given us a meaningful way to demonstrate our commitment to excellence, and we are thrilled to receive this important recognition on behalf of the tenants and clients we serve,” said Kristen Sellentin, Senior Real Estate Manager at Hess Tower.

Located in downtown Houston, adjacent to Discovery Green Park, the 29-story Hess Tower is an 844,763-square-foot tower.

The Hess building was developed by Trammell Crow in conjunction with Principal Real Estate Investors.

The Hess Tower is also noteworthy because it holds a record high sales price on a per square foot basis – $527 PSF or $445 million. H&R REIT of Canada bought the building in 2011.

The Hess building, which opened in June 2011, was developed to deploy sustainable strategies throughout the entire interior and exterior of the building. Since 2012, Hess Tower has earned an ENERGY STAR rating award each year. Building amenities include bicycle storage, two electric vehicle charging stations available for free for employees, and a full service fitness center featuring premier equipment.

Hess Tower, managed by CBRE, is LEED platinum certified and provides tenants with sustainable features, including an energy recovery unit, green roof, condensate recovery irrigation system and automated daylighting system. To maintain LEED standards, Hess Tower has expanded many of its service contracts to include green services, such as janitorial, recycling, pest control, and exterior landscaping.

“We are proud to designate Hess Tower as a BOMA 360 Performance Building in recognition of the high standards the management team has achieved in every aspect of building operations and management,” said BOMA International Chair Joseph F. Markling, Managing Director, CBRE.

According to the 2014 Green Building Adoption Index, a joint project of CBRE Group, Inc. and Maastricht University, Houston ranked number four in a list of U.S. cities with a high percentage of green commercial space—54.8 percent of Houston commercial real estate is certified as green.
