HOUSTON – (Realty News Report) – Houston master planned communities, demonstrating strong home building and new home sales, dominated the national rankings, placing 13 communities in the nation’s top 50 home selling neighborhoods so far in 2024, according to RCLCO Real Estate Consulting.
Ranking as the third-best selling community in the nation, the Sunterra community in Katy, developed by Land Tejas/Starwood Land sold 774 homes so far this year.
In the competition for home buyers, builders have gained ground in the residential market by giving buyers mortgage rate buy-downs and trimming lot sizes extras to reduce home prices. The home market has been tamped down by high mortgage rates around 7 percent.
“Given current homebuilder sentiment and the pace of new home sales, it is clear that mortgage rates remain a critical factor influencing homebuyer decisions,” the RCLCO report said.
The Villages – Number One
At midyear 2024, The Villages community, an active adult community near Orlando, was the nation’s top seller with 1,515 home sales. In second place was Lakewood Ranch in Sarasota, Fla, with 1,238 home sales, RCLCO said.
Thirteen Houston MPCs in the Nation’s Top 50
Houston’s top 13 MPCs, according to the RCLCO report for midyear 2024, are (with national sales ranking):
No. 3 Sunterra, in Katy, developed by Land Tejas/Starwood Land. It sold 774 homes in the first have of 2024, up 16 percent from midyear of 2023.
No. 8 Bridgeland, developed by Howard Hughes Holding, sold 498 homes.
No. 15 Tamarron in Katy, developed by D.R. Horton, sold 394 homes.
No. 18 Tavola in New Caney, developed by Friendswood Development Co. sold 362 homes.
No. 21 Breckenridge Forest in Spring developed by D.R. Horton, had 336 sales.
No. 23 Marvida in Cypress had 324 sales. Developers: Land Tejas/Starwood Land.
No. 26 Sienna in Missouri City had 310 sales. Developers: Johnson Development, Toll Brothers, GTIS.
No. 27 Meridiana in Rosharon, developed by Rise Communities had 302 sales.
No. 30 Elyson in Katy, developed by Brookfield Properties sold 274.
No. 31 Caldwell Ranch in Rosharon, developed by DR Horton, had 272 sales.
No. 35 Baytown Crossings in Baytown, by Friendswood Development, had 264 home sales.
No. 46 Cross Creek Ranch, by Johnson Development, in Fulshear had 222 sales.
No. 49 Jordan Ranch in Fulshear, by Johnson Development, has 211 sales.
