Johnson Buys 200 Acres for New Community Assemblage

HOUSTON – (Realty News Report) —   Johnson Land Ventures, a branch of one of Houston’s largest community development firms, has acquired 200 acres In the Montgomery area north of Houston for a new master planned community.

Redbird Development LLC was the seller, represented by Wade Nelson with the Nelson Company.

The new master planned community will be called Briarley. In addition to the initial 200 acres, Johnson Land Ventures has a commitment to purchase another 185 acres in 18 months.

The 200 acres of land, off Old Plantersville Road near Highway 105, is near Lake Conroe.

Briarley’s first phase will feature 286 homes on a mix of 60-, 70- and 80-foot homesites. Pricing is expected to range from the $400,000s to the $700,000s, with sales starting in spring 2025.

“We expect Briarley to draw move-up buyers looking for a larger home and property,” said Michael Cox, President of Johnson Land Ventures. “Its location near downtown Montgomery and Montgomery High School will be a plus, and those who enjoy the water will appreciate the onsite lakes and nearby Lake Conroe.”

Johnson Land Ventures has tapped five builders for the first phase of Briarley. Perry Homes and Chesmar Homes will build on 60-foot lots. Perry will also build on 70-foot homesites, joined by Highland Homes. David Weekley Homes and J. Patrick Homes will build on 80-foot lots.

Johnson Land Ventures has two active Houston-area communities — Amira in Tomball and Candela in Richmond. In 2024, the company opened Nolina in Georgetown.

Johnson Land Ventures, a division of Johnson Development Corp., which was founded by Mr. Larry D. Johnson, who passed away in 2022. The firm developed Sienna, Silverlake, Woodforest, Cross Creek Ranch and other property in Austin, Atlanta, and Dallas-Fort Worth markets  – over 47,000 acres of land.
