Large Lease in Westchase Raises Tower to 92 Percent Occupancy

HOUSTON – (Realty News Report) – Vroom, an e-commerce auto seller, leased 102,492 SF in the Westchase Park II office building in West Houston.

The building, 3600 West Sam Houston Parkway South, is now 92 percent occupied, according to Transwestern Real Estate Services. The transaction backfilled two floors of space.

Transwestern’s Eric Anderson, Parker Burkett and Katy Gragg represented the landlord, Clarion Partners. JLL’s Louie Crapitto represented Vroom. This large lease in Westchase represents a significant transaction in the Houston office market, which has experienced rising office vacancy during the pandemic.

Westchase Park is a Class A, 569,825-SF office complex comprised of two buildings, with a freestanding amenity center with a Citrus Kitchen restaurant, a fitness center and a tenant conference center.

Building I at 3700 W. Sam Houston S. is currently 69 percent leased and occupied, offering another significant block of space that could be leased by a large office space user. A number of office properties are located along the Sam Houston Tollway.

The privately held Transwestern companies, founded in 1978,  has 34 offices in the United States.
