Major Warehouse Lease Signed

HOUSTON – (Realty News Report) – Proactive Supply Chain Group signed a 227,300-SF lease at   Bayport 146 Distribution Center, a new industrial space on the southeast side of the Houston area.

The Bayport 146 Distribution Center was recently purchased by a real estate fund managed by Ares Management from Houston-based Transwestern Development Company, which completed the project in February 2023.

Located at 5803 Old Highway 146 in Seabrook, Texas, the Bayport 146 Distribution Center is at the epicenter of Houston’s southeast submarket. The 454,600-SF building features 36-foot clear heights.

“We believe this property would perform well given its versatility and ideal location with immediate proximity to the Bayport Container Terminal and direct access to the highway,” said Mace McClatchy, Managing Director at Ares Real Estate. ““Proactive Supply Chain Group’s selection of the Bayport 146 Distribution Center demonstrates the attractiveness of this new development.”

In the new lease, Transwestern’s Carter Thurmond represented the tenant, Proactive. Brian Gammill, along with Nick Peterson and  Darryl Noon, represented the landlord, AIM, in lease negotiations.

The Industrial Revolution

 Houston’s industrial real estate market has been exceptionally hot in recent years. Amazon had been a major player in the warehouse building boom, but the construction surge extended far beyond that e-commerce giant. Some research indicates that about 30 million SF of industrial space was filled in Houston in 2022 (net absorption) and another 30 million SF is under development.

Huge leases, over 1 million SF, have been signed by Tesla and Walmart and Macy’s leased 900,000 SF, to name a few Houston area leases.

Cargo activity hit record levels at the Port of Houston with major gains in the number of shipping containers moving through the Bayport container terminal.
