HOUSTON – (Realty News Report) – Houston-based Maple Development Group is developing a 433-acre community called Pecan Ranch in Brazoria County, south of Houston
The Pecan Ranch community in the Village of Bonney is Maple’s third development project, running in parallel with Maple View and Maple Grove. The development will feature a total of 1,200 residential lots with a mix of sizes as part of a master plan community. Phase One will contain 500 lots. Retail is planned for future phases.
“The Houston housing market continues to see exponential growth – and so does the average price of a new home,” said Itiel Kaplan, Managing Partner and CEO of Maple Development. “We believe ourselves to be progressive, forward-thinking developers. With all real estate development projects, we are striving to meet the need for the majority of the new home buyers in the marketplace today—those who are being priced out of the larger master-planned communities.”
“We applaud the City of Bonney for embracing development growth and their collaborative approach to promote quality of living, public safety, and mobility to the city,” Itiel Kaplan said. “We believe in the American Dream, and we’re honored to help make it a reality.”
Pecan Ranch will be just north of Angleton off Highway 288 and County Road 48.
A number of new residential communities have been announced recently in the Houston area
Maple Development Group was founded with the goal to design and develop appropriately scaled and amenitized communities that are as desirable to the homebuilders as they are to the prospective homebuyers, all the while remaining good stewards of the land each community is built upon.
Once completed, residents of Pecan Ranch will enjoy walking trails throughout the community, parks and dog parks, a community clubhouse, a playground, and a community pool. A three-acre tract is designated for public safety (i.e. police or fire station).
“When it comes to designing affordable community projects, developing the appropriate plan is our strength and what sets us apart as developers,” said Russell Walker, Vice President of Development. “We pride ourselves in taking the time to conduct extensive market research to really understand the community, their history with the land and their development needs for the future. With the increase in demand for attainably priced communities, Pecan Ranch will offer just the right mix of amenities, community services and affordable homes.”
Homebuilders in this community will be announced in the Summer of 2022.
Houston-based DEC served as the engineer on the project, as well as legal counsel by Allen Boone Humphries Robinson LLP, GMS Group , 4&1 Landscape Architecture, and L&P Marketing.
Additional Maple Development Group projects currently underway in the Houston region, include: Maple Village, Maple Grove, Maple Heights, Maple View, Maple Woods, Maple Farms, and Maple Reserve. With the addition of Pecan Ranch, total development in the greater Houston region will offer 6,600 lots for affordable living communities.
