Massive Truck Terminal Underway Near Port

BAYTOWN – (Realty News Report) – Dayton Street Partners purchased of 47 acres  in the TGS Cedar Port Industrial Park where it will build a spec truck terminal.

The 164,640-SF facility is projected to include a  warehouse with 214 dock doors, a 10,000 SF truck maintenance facility, 6,000-SF of office space, and a potential fueling stations, said Dayton Street Partners, a Chicago-based commercial real estate investment and development firm focused on the acquisition and development of high barrier-to-entry infill industrial and logistics properties.

The 15,000-acre TGS Cedar Port Industrial Park is the largest master-planned rail-and-barge-served industrial park in the US. Located near Baytown, the industrial park has proximity to the State Highway 99 (Grand Parkway), Interstate 10, State Highway 225, State Highway 146, and the Port of Houston.

NAI Partners’ Gray Gilbert, Chris Haro, and Jack Gilbert have been named exclusive leasing agents of the property.

Dallas-based Veritex Community Bank is providing construction financing.

Dayton Street Partners recently completed the redevelopment of the 5800 Mesa in Houston, a 95-acre, 500,000-SF logistics terminal that features 330 doors, a 50,000-SF truck maintenance facility, and over 1,200 trailer parking positions.

Cedar Port Industrial Park alaso has access to the the Port of Houston’s Bayport and Barbours Cut container terminals. Industry leaders such as Home Depot, Floor & Décor, IKEA, Walmart, Vinmar, and Ravago all have major distribution and fulfillment centers in the Cedar Port project.

TGS Cedar Port Industrial Park, located in West Chambers County near Houston. The park is both barge-served and is dual-served by the Union Pacific and the BNSF railroads.

Business Facilities 2021 Rankings Report recently ranked TGS Cedar Port the #2 Industrial Park in the U.S., lauding it as the largest U.S. Industrial Park with the best infrastructure.
