Mattress Firm Relocates BEDQuarters

HOUSTON – (Realty News Report) – Mattress Firm, the nation’s largest mattress retailer, has leased space for its “BEDQuarters” in the Westchase area in West Houston.

The Houston-based bed company has signed a 55,855-SF lease at Reserve at Westchase, a 194,919-SF office building located at 3250 Briarpark in Houston’s Westchase submarket. The Class A property is leased and managed by Transwestern’s Jack Scharnberg, John Heard and Cindy Ray.

The nation’s largest mattress retailer is among several large, corporate users to relocate their headquarters to the Westchase submarket. Scharnberg of Transwestern represented the landlord in the transaction. Jon Lee and Brett Blanchard of CBRE represented the tenant in lease negotiations.

“This deal further cements West Houston/Westchase as an ideal location for companies looking to make long-term real estate commitments,” said Scharnberg. “Due to the quality of the project and competitive economics, Mattress Firm was able to secure a long-term deal at a great value.”

Mattress Firm is relocating its corporate headquarters from 10201 South Main Street, near West Bellfort, south of Loop 610 and the Astrodome – the world’s first air-conditioned domed stadium.

What motivated the headquarters move?

Transwestern said the large, modern floorplate, upcoming renovations, and ease of access to the West Belt and Westpark Tollway drew the tenant to Reserve at Westchase. The leasing and management teams worked closely with Mattress Firm to identify enhancements worthwhile to their users. This includes building a new conference center and tenant lounge in tandem with the deal.

Also representing the landlord in this transaction were David Baker and Kristen Baker.
