MetroNational Developing Office Project on North Side of Katy Freeway in Houston

HOUSTON – MetroNational is developing an office building on the north side of the Katy Freeway, representing a northward expansion of its 265-acre Memorial City mixed-use development.

The 240,000-square-foot office building will house the U.S. headquarters of Cemex, a Mexico-based cement and building materials company.

The six-story office building will be situated on MetroNational’s 18-acre tract located at the northwest corner of Gessner Road and the Katy Freeway.

MetroNational, a Houston-based real estate investment, development, and management company, began assembling the 18-acre tract in 1961 as part of their long-term vision to develop Memorial City as a ‘city-within-a-city’.

“The northwest corner is MetroNational’s newest commercial development and the first step in expanding Memorial City north of I-10,” said Jason Johnson, president at MetroNational. “Similar to other Memorial City office developments, this building’s proximity to Memorial Hermann, Memorial City Mall, the Westin, and many restaurants will attract employees looking for great amenities.”

CEMEX, which has had offices Memorial City since 2005, will now occupy 80,000 square feet in the new building.

Powers Brown Architecture is the architect of record and Anslow Bryant Construction is the general contractor.

Sue Rogers and Steven Heal of Cresa represented CEMEX and MetroNational represented themselves in the transaction.

The project is due to break ground in fall 2015, and completion is projected for fall 2016.

Located in west Houston, Memorial City runs along the Interstate 10 corridor, just inside Beltway 8, and contains 8.2 million square-feet of developed real estate across 265 acres.

Memorial City includes Class A office space; retail, including the 1.7 million square foot Memorial City Mall; high-rise residential living; hotels and the Memorial Hermann medical center.

Memorial City is the largest development owned by MetroNational, which was founded in 1954, and owns and manages more than 8.9 million square feet of commercial real estate properties primarily located in greater Houston.
