HOUSTON – (Realty News Report) — GCP Paper, a Mexico-based manufacturer of private label toilet paper and other products, has broken ground on a 565,765-SF manufacturing facility in New Caney northeast of Houston.
The campus, at 19685 Emerald Lane in the East Montgomery Industrial Park, will serve as the company’s flagship U.S. location. It will be built on 32 acres near FM 1485 West and Gene Campbell Road, about 35 miles north of downtown Houston.
Founded in 2001, GCP Paper expanded internationally in 2021 to Houston as the demand for toilet paper increased during the pandemic. The company makes products such as toilet paper, napkins, paper towels, and facial tissues for customers such as grocers that sell it under their brand.
John Fenoglio and Brock Hudson of CBRE Capital Markets arranged the 80% loan-to-cost construction loan for GCP Paper in conjunction with Pontikes, fee developer for the project. Cadence Bank provided financing.
“A market leader in Mexico, GCP is strategically expanding operations to meet demand, diversify its business and drive future growth,” said Hudson, Vice President at CBRE. “We look forward to this transformative project enabling GCP to establish a strong foothold in the U.S. market and uphold its commitment to delivering exceptional products to customers.”
Houston-based Satterfield & Pontikes is the general contractor for the new campus, which will encompass two interconnected single-story buildings. The office/production warehouse will feature tilt-wall panel construction and dock-high loading bays while the mill building, capable of converting cellulose into rolls of paper, will be constructed of cast-in-place concrete.
Completion is planned in June 2026.
