Mixed-Use in Magnolia’s Audubon Community

MAGNOLIA, Texas – (Realty News Report) – Up in Magnolia’s fast-growing Audubon master-planned community, a pair of projects will add apartments and retail options within the 3,000-acre development by Sam Yager Inc.

XAG Group has announced its one-two groundbreaking on RASHA at Audubon, a 326-unit multi-family project and Audubon Place Retail Center, expected to bring 30,000-square-feet of upscale shopping and dining to the development’s mixed-use district.

“Breaking ground on this landmark project is a testament to our unwavering commitment and vision,” said Nathalia Naipaul, CEO of XAG Group.

The apartment project will feature seven garden-style buildings, including a 15,000-square-foot clubhouse, air-conditioned corridors, advanced security systems, and a variety of luxury amenities (pool, EV charging station and dog park among them). Pedestrian-friendly walkways connect it all to the nearby two-story retail center.

As its name implies, Audubon draws its design, lifestyle and inspiration from the natural world.

“XAG Group has designed projects that align with the Audubon vision so that people visiting these important developments will truly know and feel that they have arrived at a destination environment with strong architecture that has been created to respect their needs and connect them with nature,” said Audubon developer Sam Yager, III, SYI president, in the announcement.

Audubon’s long-term development plan calls for seven districts encompassing 5,000 single family homes, 2,600 multi-family units and 550 acres of mixed uses, a community website indicates. Amenities ultimately include a 706-acre park system linking 19 parks, seven nature trails, eight water fountains and three amenity areas so that every home will be within a five-minute walk.

Joining XAG Group at the groundbreaking were project team representatives from Investwell Architects, Identity Architecture, Gonzales Group and Anchor Construction.

The Audubon development, where home sales began in 2021,  straddles State Highway 249 and FM 1488, a location expected to attract residents from The Woodlands, northwest Houston and beyond. Audubon is in the  Magnolia Independent School District,
