HOUSTON – (Realty News Report) – Bold Fox Development in partnership with Chesmar Homes, HistoryMaker Homes and Empire Communities has acquired 469 acres on the northwest side of Houston in Waller County for a master planned community.
The property is located north of Highway 290 near FM 362 and Owens Road, just north of the new Beacon Hill property being developed by Wolff Cos.
The developer of the new community says the design will be “agrarian-inspired” to evoke a pastoral contrast to the urban environment of Houston.
The 469 acres were acquired from the Wood family represented by Alex Makris and Jeff Pittman of NAI Partners. Duane Heckmann and Kirk Laguarta represented the buyers.
“Waller County continues to experience exponential growth—underscored by both this 469-acre deal, as well as the 564-acre Beacon Hill parcel in which me and Jeff also represented the land owner in the sale to Wolff Companies—and it’s gratifying having the opportunity to play a small role in helping our local communities expand with the prospect of quality developments,” said Makris. “This tract at FM 362 and Owens Rd will most likely become a first-class, single-family master-planned community and bring in much needed single-family residential to the Waller area.”
The new 469-acre master planned community development, which will have1,200 homes, highlights the emergence of Waller County as a residential construction option. The 290 Northwest Corridor has experienced considerable growth recently, a logical location for future development as roadway improvements have added accessibility and infrastructure is being built.
Other residential builders have been gearing up in the 290 Waller corridor or have been scouting for land acquisitions. Last year, a residential firm called Long Lake Ltd. acquired 270 acres in Wolff’s Beacon Hill project to develop a master-planned residential community featuring 870 houses. And Wolff recently bought another 43 acres with Highway 290 frontage to expand the Beacon Hill development.
Bold Fox Development’s new 469-acre community is expected to offer some homes priced under $300,000.

Bold Fox Development is actively developing Venetian Pines in Conroe where home sales are expected to begin next month. Last fall, the company closed on a 20.8-acre tract in Tomball.
