New Retail Center South of Houston

IOWA COLONY, Texas – (Realty News Report) – Construction is underway at Shops at Meridiana, the first retail project at the entrance of Meridiana, a 2,700-acre master-planned community off Highway 288, south of Pearland, according to Hunington Properties.

Meridiana, developed by Rise Communities, is part of a wave of new development along the Highway 288 corridor, a major commuter gateway to Houston’s Texas Medical Center, where over 100,000 people are employed.

Meridiana’s home builders recorded 467 new home sales in 2021, up 19 percent over the 391 home sales in 2020, according to RCLCO Real Estate Consulting.

The RCLCO rankings place Meridiana as the 45thbest selling master planned community in America in 2021.

At build-out, Meridiana will have approximately 6,500 homes.  It currently has over 1,000 completed residences.

Hunington Properties reports the 15,489-SF center will include a Starbucks with indoor seating and drive-thru service, Center Court Pizza & Brew, Meridiana Urgent Care, Rosharon Smiles Dental and Today’s Vision. Tenants are expected to open in March/April 2022. A 1,310-SF space in the center of the project remains available.  Leasing for the project is being handled by Hunington Properties.

A Houston-based development and brokerage firm, Hunington Properties is led by Sandy Aron, a veteran in the commercial real estate sector.

By 2025, the burgeoning area within a seven-mile radius of Shops at Meridiana is expected to have a population in excess of 108,000, according to Hunington Properties.

Meridiana has an onsite elementary school, located a half mile from the new retail project; a new junior high school, 1.5 miles away; and Alvin ISD’s 10,280-seat Freedom Field, located two miles from the center. In August 2022, the new Iowa Colony High School will open adjacent to the community.

In addition to retail centers, Hunington Properties is also active in multifamily.
