HOUSTON – (Realty News Report) – A joint venture led by Patrinely Group that also includes USAA Real Estate and CDC Houston, has broken ground on 100,000-SF mixed-use project in Springwoods Village north of Houston.

The project will consist of a 50,000-SF, two-story office/retail building, located at 1401 Lake Plaza Drive in Spring, Texas and a 50,000-SF Star Cinema Grill. The development is in the City Place development in Springwoods Village.

Scheduled for completion in the first quarter of 2019, the project will include 25,500 SF of ground floor retail, and 26,750 SF of office space. The second-floor office space will have a direct skybridge entrance from the parking garage.

The development will also include the recently announced Star Cinema Grill’s new 1,200-seat, 10-screen, dine-in theatre.

Patrinely Group’s Dennis Tarro, Transwestern’s Crystal Allen and Chace Henke are leading the retail leasing for the project. JLL’s Chrissy Wilson and Russell Hodges are leasing the office space.

CityPlace is a 60-acre, fully-integrated, mixed-use development within the rapidly expanding Springwoods Village that provides Houston with a new destination of choice that integrates working, shopping and living, and will include 4 million square feet of Class A office space with 400,000 square feet of integrated retail space, a full-service Marriott hotel, a fitness center and luxury multifamily projects, when fully developed.

Springwoods Village is a 2,000-acre, mixed-use community situated along the west side of Interstate 45 between Springwoods Village Parkway and the Grand Parkway in north Houston. Exxon Mobil built a 3 million SF campus that opened in 2014 on 385 acres in Springwoods Village.
