Randall Davis Opens River Oaks Condo

HOUSTON — (Realty News Report) — Two years after breaking ground, the London House luxury condo building is now open in the River Oaks area and most of the units have sold.

Houston-based Randall Davis Company developed the 12-story tower at 2323 San Felipe Street. Located east of Kirby Drive near Hines’ San Felipe Place boutique office building, the 70,000-SF London House project contains 23 units, including four penthouses. Prices for the penthouses start at $3.8 million.

Drawing inspiration from London’s affluent Chelsea neighborhood and the area’s surrounding townhomes, London House was designed with an elegant lobby with a concierge, cozy seating areas and materials such European burl wood millwork. Common areas for residents include an exhibition kitchen, a private meeting room, and a living area with a gaming table for socializing.

Designed by Gail McCleese of sensitori, the London House residences provide a sense of privacy, with most units offering direct elevator access. The units feature kitchens with high end Gaggenau and Thermador appliances, custom cabinetry, 10-foot to 13-foot ceilings and terraces.

Standard residences sell for upward of $1.5 million, while the penthouses command a minimum of $3.8 million. The standard units range from 2,725 SF to 3,388 SF, while the penthouses contain 4,182 SF to 4,257 SF. Just two units remain for sale, according to the developer.

Randall Davis is developing the property with his daughter, Natalie Davis. The company’s roster of developments over the decades consists of more than 15 area buildings, including Arabella in the Galleria/Post Oak neighborhood, Marlowe Downtown, Rice Lofts, Hotel Icon, Renoir and Cosmopolitan. Other projects include Sapphire in South Padre, Diamond Beach in Galveston, and Metropolis in Las Vegas.

Last year, Howard Hughes Holdings reported exceptional pre-sales at the Ritz-Carlton Residences, The Woodlands. In July, the developer said that in a four-month period after sales began 72 condos were pre-sold for $313 million at The Woodlands condos, which are now under construction.
