HOUSTON – (RNR) —Bold Fox Development will soon begin development of its second community on a 20.8-acre tract in Tomball, Texas. Located near Highway 249 at the northwest corner of Cherry Street and Holderrieth Boulevard, the gated community will have 31 55-foot home sites and 34 60-foot house lots.


NAI Partners arranged a 2,710 SF retail lease for Wells Fargo Bank at Shoppes at Kingsgate in Houston. NAI Partners’ Laura Diggs and Shaffer Braun represented the landlord in the transaction. Rod Scarborough of Rod Scarborough Properties represented the tenant.


Sunbelt has expanded into a 16,861 SF industrial building at 2300 Quitman Road in Houston. The firm signed a two-year lease. Justin Harrity represented the landlord, Hartman Income REIT.


MISSOURI CITY, Texas — NAI Partners recently arranged a 3,800 SF retail lease renewal for All Care Pediatrics at 5201 Highway 6 S. in Missouri City. NAI Partners’ Laura Diggs represented the landlord.


HOUSTON – Stream Realty Partners, a real estate services, development, and investment company, has announced that more than 80,000 SF of leases have been executed during the past 12 months at Memorial Tower One and Two and Woodway Tower on behalf of CapRidge Partners. Of these leases, 32,000 SF were executed during the pandemic, reflecting the tenant trend to transition from density to proximity.


Happy Loans, LLC, has leased a 1,240 SF site at 951 Rollingbrook in Baytown. It is their second location in Houston. Brokers Katherine Wildman of Wulfe & Company represented the landlord, Garth Rollbrook, LLC, and Melissa Gerber Brams of Gerber Realty represented the tenant.


PSI Premier Specialties, Inc. leased 2,015 SF at 3100 Timmons in Houston for five years. Richard Maloof represented the landlord, Hartman Income REIT.


BF Spring, LLC, doing business as Billiard Factory, has purchased 1.6 acres at Grand Parkway and Spring Stuebner Road in Spring, Texas, from Five Forks Village, LLC. Randy Nerren  and TrevorNerren of NewQuest Properties represented the buyer. Mark Terpstra of Terpstra & Associates represented the seller.


Game Over Videogames leased 2,000 SF at 5020 FM 1960 West in Houston for two years. Julian Kwok represented the landlord, Hartman Income REIT.

TEXAS – RNR Real Estate Briefs 

SAN ANTONIO  CBRE announced that Hugh M. Cunningham Companies, a building materials firm, has entered the San Antonio market with a new, 33,000 SF industrial lease in the Prologis development at 4960 Eisenhauer Road. Josh Aguilar with CBRE represented the landlord. Trace Elrod with Newmark Knight Frank represented HMC. Headquartered in Dallas, HMC manufactures and distributes building materials to clients in the south-central United States.


Cushman & Wakefield has arranged a 22,161 SF lease for Venture X, a flexible workspace provider, at the 200,000 SF, mixed-use redevelopment, Braniff Centre at Love Field in Dallas. Tom Sutherland, Ryan Hoopes and Sarah Savage of Cushman & Wakefield represented Venture X in its lease negotiations. The landlord is CLT Commercial Partners, LP, a Texas limited partnership.


DALLAS – AG Commercial Management, LLC, has selected Bradford Commercial Real Estate Servicesto lease its newest holding, White Rock Tower, the only midrise office project, at the corner of Abrams Road and Larmanda Street in northeast Dallas. The property is a 72,551 SF, six-story building at 6510 Abrams Road in Dallas. Leading the leasing effort will be Melanie Hughes, Bradford’s senior vice president, and Erik Blais, vice president. White Rock Tower is more than 90% leased to 49 tenants. The largest tenant is Re/MAX DFW Associates, which occupies more than 8,200 SF.


FARMERS BRANCH, Texas— Regas Contracting, LLC, leased a 2,159 SF flex space at 1801 Royal Lane in the Westwood Business Park in Farmers Branch, Texas. Finial Group’s Cole Kenefsky  represented the landlord while Wayne Murphy with Diligent Commercial represented the tenant


DALLAS — Dan Spika, employed in the industrial division of the Henry S. Miller Brokerage, represented Hart-Willis Companies of Texas in the sale of an 11,800 SF industrial building and 0.61 acres at 9101 Sovereign Row in Dallas. The buyer was Mattu Enterprises, LLC, of Dallas, represented by Stephen Williamson with Lee & Associates.


AUSTIN – Texas-based FUSE Workspace, a provider of  flexible office workspace opened its third location in 30,000 SF in Bee Cave, Texas. The space features 116 private offices, Other FUSE locations include Houston (CityCentre) and Prosper, Texas, a half-hour north of Dallas.

NATIONAL – RNR Real Estate Briefs 

PHOENIX, Az. — The Praedium Group acquired Liv North Valley, a 385-unit multifamily asset in Phoenix. The property sold for $90 million or $233,766 per unit. Institutional Property Advisors (IPA), a division of Marcus & Millichap, handled the sale.


LAKE CHARLES, La.–RoofClaim.com has opened a new warehouse and distribution center in Lake Charles, La. Due to the destruction in the area from Hurricane Laura, there has been a tremendous increase of demand for roof replacements from the company.


CHATTANOOGA, Tenn. — CBL Properties has announced the opening of a new Dick’s Sporting Goods and the addition of Golf Galaxy at Coastal Grand Mall in Myrtle Beach, S.C.


Four Corners Property Trust, a REIT focused on net-leased restaurant properties, has acquired a Longhorn Steakhouse in Florida for $3.2 million from Darden Restaurants in a sale-leaseback.


JERSEY CITY, N.J. — Mack-Cali Realty Corp. has announced the strategic sale of a 10-building, 1.5 million SF commercial portfolio in Morris County, N.J. to a joint venture group, including Onyx Equities, Taconic Capital Advisors, LP, Axonic Capital, LLC, and Machine Investment Group for $160 million.


JLL Capital Markets secured a record low 2.29% rate with Fannie Mae on behalf of a private, LA-based borrower for a $56.73 million loan. The 10-year fixed-rate loan is for the borrower’s four-multi-housing property portfolio in Los Angeles County


 Copeland Insurance has leased 3,182 SF of office space in Camp Forbing Marketplace, at the intersection of Flournoy Lucas and Ellerbe roads in Shreveport, from NewQuest PropertiesBob Conwell and Ashley Strickland of NewQuest represented the landlord in the direct deal.


DENVER, Colo. — IRET has acquired the 465-unit Parkhouse Apartment Homes in Thornton, Colo., for $144,750,000
